This role combines market insight, retail trend awareness, and a strong understanding of consumer behavior to shape leasing strategies that strengthen each center’s competitive position. By cultivating a high-quality tenant mix and advancing leasing opportunities that support Net Operating Income objectives, the Director helps create vibrant retail environments that serve tenants, customers, and the broader business. Working in close partnership with tenants, brokers, and internal teams, the Director is instrumental in shaping both the tenant experience and the financial performance of the centers they oversee.\nResponsibilities\nCanvass for and identify prospective tenants through cold calling, networking, broker relationships, market research, and proactive follow-up to build and maintain a strong leasing pipeline.\nLead the deal-making process from Letter of Intent (LOI) through lease negotiation and execution, structuring terms that support company objectives for rent, term, and capital investment.\nPartner with tenants and internal teams to ensure a smooth transition from lease signing through store opening, helping resolve construction, permitting, or delivery issues as they arise.\nBuild and maintain relationships with existing tenants by addressing concerns proactively, supporting long-term engagement, and identifying opportunities for renewals, expansions, and additional investment.\nDevelop and execute merchandising plans that create a compelling, well-balanced tenant mix aligned with each center’s market position, consumer demand, and retail trends.\nPrepare and manage leasing budgets, forecasts, and performance tracking, providing leadership with regular updates on leasing activity, financial progress, and achievement of NOI targets.\nAnalyze local market conditions, competitive centers, demographic data, and consumer trends to identify opportunities that improve center performance and generate new revenue streams.\nRepresent the company at industry conferences, trade shows, and networking events to build and maintain relationships with retailers, brokers, and other industry partners.\nOther duties as assigned.\nRequired Qualifications\nHigh School Diploma or GED required.\nBachelor’s degree in Business, Real Estate, Marketing, or a related field.\nMinimum of five (5) years of experience in retail sales, product sales, or retail leasing, with a demonstrated track record of successfully closing deals.\nFamiliarity with leasing or property management software, such as MRI, Yardi, or Dealpath.\nSolid working knowledge of shopping center merchandising, leasing strategy, and retail real estate market dynamics.\nProven ability to negotiate complex lease agreements and manage the deal process from prospecting through tenant opening.\nStrong communication, presentation, and relationship-building skills, with the ability to influence tenants, brokers, and cross-functional partners.\nExcellent organizational and time management skills, with the ability to manage multiple deals and competing priorities simultaneously.\nProficiency in Microsoft Office Suite including Word and Excel.\nPreferred Qualifications\nCertified Leasing Specialist (CLS) designation preferred.\nTravel\nRegular travel required for site visits, tenant meetings, and industry events; about 20%.\nCompensation\nSalary type: Exempt\nPay Frequency: Bi-weekly\nAnnual Base Salary Range: $145,000 - $205,000\nAnnual Bonus: 70%\nBenefit Information\nCompetitive compensation\nMedical, Dental and Vision beginning day 1\n401(k) Company matching\n401(k) Vests on Day 1\nCareer development programs\nCharitable donation matching\nGenerous paid time off (i.e., vacation, personal holidays, paid sick time)\nPaid Volunteer Hours\nPaid Parental Leave\nFamily planning assistance including IVF, surrogacy, and adoption options\nWellness and mental health resources\nPet insurance offering\nChildcare Assistance\nCommuter benefits\nA culture based on our values of Act with Integrity, Build Mutual Trust, Take Initiative, and Win Together\nWe are proud to create a diverse environment and are proud to be an equal opportunity employer.
