The Maintenance Supervisor is responsible for all daily physical building-related activities. This team member will be directly responsible to implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner. These tasks must be performed in a manner that not only protects, but also maximizes the value of the property.\nResponsibilities\nMaintenance and Operations\nResponsibilities include, but are not limited to:\nSupervise vendors and subcontractors as needed.\nMaintain preventive maintenance and overall schedules for all.\nResponsible for instituting and managing maintenance and operational best practices for all buildings, grounds and operating systems.\nUnderstand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors. \nOperate and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety). \nManage usage and procurement to insure utility optimization.\nProject Systems\nTeam member must operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to:\nHeating, Ventilating, Air Conditioning (HVAC)\nPlumbing\nElectrical and Lighting Systems\nStructural\nLife Safety Systems\nQualifications\nQUALIFICATIONS\nMinimum of 5+ years’ Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems\nHigh school diploma or equivalent with technical school certification\nGeneral maintenance skills in carpentry, painting, locksmithing, etc.\nMust have and maintain a valid driver’s license\nProven knowledge of technical terms used in HVAC, plumbing and/or electrical\nStrong knowledge of building trade tools and equipment\nGood verbal communication skills and written communication skills in English and customer service skills\nMust be a good team player with multi-tasking skills\nWorking knowledge of Microsoft Word and Excel\nExcellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties\nSalary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.\nFor Massachusetts this ranges from $33.22 - $35.00 per hour, plus benefits and retirement program.\nGilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
