To learn more, visit www.greystar.com.\nJOB DESCRIPTION SUMMARY\nThe Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.JOB DESCRIPTION\nKEY RESPONSIBILITIES:\n1. Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.\n2. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move- ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.\n3. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.\n4. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.\n5. Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.\n6. Maintains adequate inventory of spare parts and maintenance materials and works with Property Manager to order supplies and tools as needed to stay within budgetary guidelines.\n7. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.\n8. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.\n9. Conducts regularly scheduled Greystar safety meetings, ensures all Safety Data Sheets (SDSs) are current and readily accessible, and keeps up to date on all OHSA, CCOHS, and other safety related laws and requirements to ensure community compliance.\n10. Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.\nQUALIFICATIONS & EXPERIENCE:\nHigh school diploma or equivalent; trade certification or technical training considered an asset.\n\n3+ years of experience in a residential building maintenance or facilities operations role.\n\nProven experience in a leadership role within the real estate industry.\n\nDemonstrated ability to lead by example and work hands-on alongside a maintenance team.\n\nAdvanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing highly preferred.\n\nStrong understanding of the Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act, and other relevant legislation.\n\nStrong financial acumen and analytical skills.\n\nExcellent communication and negotiation abilities.\n\nAbility to create and manage stakeholder relationships.\n\nAbility to prioritize tasks and adapt to changing operational demands.\n\nComputer literacy, including proficiency in MS Office and other relevant software.\n\nKnowledge of current market trends and regulatory requirements.\n\nMust be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.\n\n TRAVEL / PHYSICAL DEMANDS:\nIncumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).\n\nRare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.\n\nIncumbents must be able to stand, walk and/or sit for extended periods of time and push, pull, lift, carry, or maneuver weights of up to nine (9) kilograms independently and twenty-two (22) kilograms with assistance.\n\nThis posting is for a new role.\nThe salary range for this position is $70,000- $80,000 CAD.\nAdditional Compensation:\nMany factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.\nCorporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.\nOnsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.\nRobust Benefits Offered:\nCompetitive Medical, Dental, Vision, and Disability & Life insurance benefits effective your first day of employment. \nGenerous Paid Time off.
