JOB DESCRIPTION SUMMARY

Manages the day-to-day operations of 2 or more assigned properties including managing the team members, daily activities, and resources of the properties to achieve established budgeted financial and operational goals, and ensures that the operations of the properties comply with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

  • Providesinput into the development of budget(s) for assigned properties byanalyzingandevaluating financial statements, reviewingcurrent and projected marketing information, and accessing operational reports that establish historicand predict performance patterns.
  • Meetstargeted revenuesby setting rentrates, ensuring rentandfees are collected andposted in a timely manner, making financialbank deposits, andpreparing and reviewingmonthly financial status reports.
  • Approvesinvoicesfromvendors,contractors, andservice providers for paymentby reconciling workperformed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, andtheclient/owneras needed.
  • Controlsexpenditures bystayingwithinthe constraints of the approved budget and manages the balance and maintenance of thepettycash fund.
  • Overseesthe lease enforcement process by approving prospective residentapplications,discounts and renewal leases,conducts periodic apartment inspections, followsproper notice requirements,evictsresidents,and imposes andcollects latefees and other charges as allowable and stated inthe terms of thelease.
  • Gathers, analyzes, and interprets current market andeconomic trendsthatmayimpact assigned properties andimplements short- andlong-rangemarketing and leasing strategies toachieve property occupancyand revenue goals.
  • Promotes resident satisfaction and retention byresponding to complaints, questions,and requests ina timely manner, andtaking appropriate action toresolveandaddress service issues. Ensures the property maintenance teammembers comply with the Company’s standards withrespect to responding and completing residentservice requests.
  • Conducts regularproperty inspections andtakes appropriate actions toensure that the physical aspects of the assigned properties, grounds, buildings, andamenities meet established standards for safety,cleanliness, and general appearanceand appeal.
  • Supervises property staff by interviewing, hiring, orienting, and training employees, andmanages their performance inaccordance withCompany policies, values,and business practices.
  • Assists inmanaging the client/owner relationship bymeeting withthe owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.

Physical Demands:

  • Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

The salary range for this position is $115,000 - $120,000

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
