JOB DESCRIPTION SUMMARY
Manages and coordinates all technical and mechanical work for a very large property, or multiple properties, to ensure the interior and exterior of buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality as well as meeting budgeted financial and operational goals.JOB DESCRIPTION
- Managesthe completion of allwork orders generated from residentrequests for service, as wellas ensuring routineupkeep on the property isdiagnosed and repaired or replaced inaccordance with established policies, procedures, safety standards, and code requirements andbudgetary requirements.
- Overseesthe “make-ready” process to prepare vacant apartment homes for leasing and new move-insbycompleting the pre-move-out inspection, creating a “punch” list ofmaintenance work needed,scheduling vendors andcontractors as needed, obtainingneeded supplies andmaterials, and inspecting completed work.
- Developsstandards for the cleanliness and overall appearance of the community’s grounds, amenities, buildingexteriors, marketready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots,and other buildings and commonareas to ensure thatthey reflect andrepresent the high quality of the community and Greystar standards.
- Periodically inspects work performed by other service team members to assess effectivenessof policies andprocedures and developcorrectiveactionplansas needed.
- Periodically inspects workperformed by contractors, vendorsand other service providers to verify the work, materials andservices meet quality standards, scope and specifications as required.
- Maintains and orders adequate inventory of spare parts andmaintenance materials as needed tostaywithinbudgetary guidelines.
- Preparesthe maintenance and capital expense budget for the property byanalyzingand evaluating financial statements,andaccessing operational reportsthat establish historic andpredict performance patternsbased on yearly unit inspections.
- Completes monthly PreventativeMaintenance procedures as outlined inthePolicy and Procedure Manual.
- Supportscost-cutting and expensecontrol programs by ensuring parts are repaired whenpossible rather than replaced.Ensuresteam isnotbeing wasteful withmaterials andsupplies, andpracticing the correct use for tools andequipment.
- Conducts regularly scheduled Greystar safetymeetings, ensure all MSDS sheets are current and readily accessible,and keeps up to date on all OSHA and other safety related lawsandrequirements to ensure property compliance.
- Demonstrates customer servicesskills bytreating residents and otherswithrespect, answering questions fromyourteam andresidents,responding sensitively to complaints about maintenance services, and assigned workorders withefficiency andurgency.
The hourly range for this position is $36.00 - $39.00.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
