As a Maintenance Supervisor, you are expected to monitor your team's budget, manage inventory, and delegate work orders effectively. It is your responsibility to ensure that all apartments are ready for new residents, that the maintenance team adheres to compliance standards, and that you provide training and development opportunities for your team members. \nMaintenance Supervisor | Education, Experience, and License Qualifications \nEducation:\nHigh School or GED equivalent \nExperience: \nMinimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred. \nLicenses & Certifications: \nValid Driver's License \nEPA certification \nCPO Certification* highly preferred \nIn some states this may be required \nMaintenance Supervisor | Job Functions \nTeam & Leadership Responsibilities \nLead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability. \nFoster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service. \nSupervise vendor partners, ensuring work is completed timely, safely, and to company standards. \nManage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution. \nRepair & Preventative Maintenance \nProactively identify and resolve service needs throughout the community.\nMaintain and execute quarterly preventative maintenance programs to protect the physical asset. \nEnsure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight. \nMake-Ready Units \nOversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards. \nPersonally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in. \nMaintaining Building & Grounds\nImplement and maintain a preventative maintenance plan for all buildings and equipment. \nEnsure grounds, amenities, and common areas are clean, safe, and beautifully maintained. \nSupport curb appeal and a welcoming environment through daily attention to community appearance. \nAdditional Responsibilities \nConduct on-call emergency service rotation as scheduled. \nRespond to service requests in a timely, thorough, and professional manner. • Follow safety guidelines in accordance with OSHA and company policy and standards. \nWhat Makes Someone SOAR in This Role? \nPeople Service & Customer-Focused: Daily commitment to providing excellent service by embracing our Live It culture of kindness, community, and connection.\nAccountable: Delivers results with integrity and clear communication. \nVendor Management: Fosters and maintains strong vendor relationships to ensure that Make Ready apartments are completed on schedule. \nHighly Organized: Maintains a professional working environment and successfully balances multiple tasks and priorities. \nReliable: A steady and dependable presence for the community and team. \nHands-On Expertise: Confidently tackles technical issues when needed and ensures all repairs meet company standards. \nLeadership: Brings technical expertise and problem-solving to the forefront while mentoring and guiding others. \nWork Schedule & Availability \nMaintenance Supervisors work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM.
