As Maintenance Technician III, you will be responsible for handling complex work orders, mentoring junior techs, and helping lead preventative maintenance efforts. You are expected to have your certification in HVAC, and experience in electrical, plumbing, appliance repair, and team leadership. \nMaintenance Technician III | Education, Experience, and License Qualifications \nEducation: \nHigh School or GED equivalent \nExperience: \nMinimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred. \nLicenses & Certifications: \nValid Driver's License \nEPA/ HVAC Certification \nCPO Certification \nMaintenance Technician III | Job Functions \nRepair & Preventative Maintenance \nDiagnose and perform maintenance and repairs in a timely and professional manner. \nAssure all service requests are completed by Hawthorne standards.\nRepair and restore vacant apartments to make ready status in preparation for the next move-in and per company standard. \nAssist with pool maintenance and cleaning. \nCompletion of preventative maintenance according to the guidelines outlined in company policy. \nMaintaining Building & Grounds \nPerform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste. \nMaintain shop appearance to facilitate quick assessment of supply inventory. \nTeam & Leadership Responsibilities \nProvide leadership, training, and mentoring to the maintenance team. \nAdditional Responsibilities \nPromote good public relations with residents, co-workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees.
