The Maintenance Tech II position requires a high level of knowledge in all areas of general maintenance and ability to smoothly transition higher level work to a specialist as needed. Ability to collaborate and communicate with other specialty personnel and vendors\nCore Competencies:\nWork from written requisitions or verbal instructions\nPrioritize urgency of work requests\nSafely operate maintenance vehicle \nOperate a variety of power and hand tools\nProvide general maintenance service to facility staff, i.e., assemble furniture and accessories\nMaintain work area and equipment in a safe, clean and orderly condition, and follow standard and prescribed safety regulations\nRespond to all facility emergency codes or procedures that apply to Engineering\nReport any equipment found to be unsafe or broken immediately to supervisor\nPut customer first. Ensure that residents, patients and families receive the highest quality of service in a safe, caring and compassionate atmosphere which recognizes the individuals’ needs and rights\nParticipate in scheduled department meetings\nSubject to being called in for emergencies\nMaintain the confidentiality and security of all facility and patient related information (HIPPA)\nMaintain professional appearance at all times\nComplete other projects as assigned.\nFollows all policies, procedures and culture set forth by the organization\nAble to accomplish all responsibilities with minimal weekly supervision\nDemonstrates knowledge of building systems\nPrioritize urgency of work requests and flexible in adhering to priorities\nCapable of finishing daily schedules and tasks independently and in the time allotted\nDemonstrates attention to detail and thoroughness\nActs in a manner outside the traditional “role” as needed in order to meet residents’ or patients’ needs\nExcellent customer service skills\nMaintain confidentiality and privacy of the residents and or patients\nExhibits a professional demeanor at all times\nWorks as a team member by pro-actively working to meet the needs of the staff, residents and or patients\nAbility to listen and follow oral instructions\nDemonstrates the ability to communicate effectively with all residents and or patients and staff\nShows flexibility to meet the needs of the role\nDisplays integrity and honesty\nPays attention to own and others safety while using equipment and supplies\nFollows workplace safety practices\nPosition Responsibilities:\nPerform maintenance as assigned, including written and verbal communication with residents and follow up with engineering supervisor on status of work\nPerform grounds-keeping duties as assigned such as trash/debris removal, sweeping of walkways and drives, replacing/repairing walkway pavers, repair/maintenance of irrigation system, repair, re-line, roll and general upkeep of grounds\nGeneral maintenance duties required for the effective upkeep of the complete facility and its support systems to include performing and recording of preventive maintenance procedures for all assigned equipment as outlined in the preventive maintenance program manual. Move materials as necessary in the performance of duties or as directed\nPerform repair and/or refurbishment tasks as assigned which involves sheetrock repair/replacement, taping and mudding of joints and seams, carpentry (framing and finish), painting, spraying of textured ceilings, removal of carpeting and other material and similar tasks outlined above as needed\nRemove snow from walkways, entranceways, fire exits & maintain clear path/access to all fire hydrants on site and any other areas as directed. Apply sand and/or ice-melt as necessary to ensure safe passage of pedestrian and vehicle traffic\nClear clogged drain lines, replacing light bulbs, minor repair/replacement of plumbing fixtures, minor repair/replacement of light and electrical fixtures, troubleshoot heating and cooling systems, repair/replace doors, windows, cabinets and lock hardware as needed\nDetection and reporting of improper operation or faulty equipment, defective materials/tools and unusual or unsafe conditions or practices. Maintain work area and equipment in a clean and orderly condition. Observe and follow all safety precautions while using tools or power equipment and adhere to all safety policies as established\nOn-call for emergencies such as inclement weather, fire, leaks, etc.\nPerform other related duties as required or directed\nQualifications:\nHigh School degree or equivalent\nMinimum of 5 years of facility maintenance experience\nKnowledge and experience in the diagnosis and repair of electrical, plumbing, heating, ventilating, air conditioning, hydraulics and pneumatic systems required\nAbility to take initiative and problem solve as needs arise\nSkill in the use of the tools and performance of the tasks of the various trades utilized to repair the systems\nSuperb organizational skills. Must have solid analytical skills. Must be creative and proactive yet disciplined, discriminating and able to streamline work volume in order to maintain bottom line efforts in midst of multi-tasking and daily re-prioritizing. Must have ability to innovate, think strategically and conceptually, manage multiple projects simultaneously and handle even difficult situations.\n\nAbility to read and understand technical publications and work from schematics and blueprints\nWorking Conditions and Physical Demands:\nAbility to move around the building\nAbility to move items up to 50 pounds\nThe individual spends some of his/her time in an air-conditioned environment with varying exposure to noise.
