This Opportunity

OurHong Kong office is seeking a Vice President to join ourFinancial Operations & Analysis (FOA)team. Members of the FOA team share a strong drive to provide timely, accurate, and critical financial data analysis for the firm. In this role, you will have cross-functional visibility and the opportunity to work alongside internal groups, such as Portfolio & Asset Management and Client Service & Marketing, and external service providers.

TheVice Presidentwill lead a team in delivering accounting, finance, valuation, and portfolio & asset management support within the Heitman organization. The ideal candidate will be a trusted leader and self-starter with strong problem solving, analytical and communication skills while working in a highly collaborative environment. They will also demonstrate strong organizational skills and adeptness at multitasking, coupled with a proven track record of successfully leading and developing professional staff.

Responsibilities include, but are not limited to:

  • Lead and manage the regional FOA team in execution of the group’s responsibilities
  • Be the main point of contact with and oversee fund and investment third-party administrators (e.g., Alter Domus, TMF, etc.)
  • Hold ultimate responsibility for all client reporting
  • Show an in-depth understanding of properties within the assigned portfolios
  • Exhibit ability to perform multiple projects, navigate through unexpected challenges, and bring about viable solutions that provide the best results
  • Monitor operating model efficiencies and ensure implementation of improvements
  • Ability to communicate analysis and information to team, department, properties, investment committee, and valuation committee
  • Work with the transaction and portfolio managers in reviewing and setting-up investment structures/entities
  • Analyze Argus, IRR’s and returns and discuss key insights with the Asset and Portfolio Manager(s)
  • Assess the current and projected performance of investments
  • Analyze incentive fee calculations
  • Oversee the implementation of the tax strategy as contemplated by the fund tax advisors
  • Prepare client (fund and separate account) quarterly and annual reports and documents for review by senior management
  • Ensure fund/account compliance with IM agreement(s), JV agreement(s), and PM checklist(s)
  • Undertake regular correspondence with fund/client third-party tax advisors and advise management about issues and changes around items such as related party loans, transfer pricing, depreciation and general tax strategies
  • Serve as lead contact for Client Service & Marketing requests
  • Review appraisals and valuations, tax returns, and statutory filings prepared by engaged third-parties
  • Lead in coordination, preparation and analysis of quarterly property and debt valuations, collaborating with Portfolio & Asset Management, Research, and Acquisition teams throughout the process.
  • Demonstrate proficiency in working accounting systems

Qualifications:

  • Minimum of 10 years of real estate analysis experience
  • Bachelor's degree in accounting or finance
  • Proficient in English in all forms of communication, additional expertise in at least one Asian language (Japanese, Cantonese, Mandarin, or Korean) beneficial
  • Proficiency in Excel and Argus
  • Excellent communication and organization skills
  • Deadline driven
  • Ability to work efficiently in a fast-paced team environment and able to manage communication across multiple offices and multiple time zones
  • Willing to work flexible hours, as necessary, including participating in calls with other global team members in Luxembourg and Chicago
  • Able to undertake occasional regional travel, as necessary
  • Supervisory experience is a plus
  • CPA or CFA is desirable
