are seeking an experienced and commercially driven Regional Property Operations Manager to oversee the day-to-day operations and performance of a portfolio of student accommodation properties in Durban.\nThe successful candidate will be responsible for property operations, facilities management, financial performance, compliance, maintenance, contractors, occupancy and stakeholder management across multiple properties.\nThis is a hands-on leadership role requiring strong operational, financial and people-management skills, as well as the ability to manage multiple sites and stakeholders effectively.\nMinimum Requirements\nDegree or relevant tertiary qualification in Property Management, Facilities Management, Business Management or a related field.\n5-8 years’ experience in property, facilities or operations management.\nProven experience managing multiple properties or sites.\nExperience in student accommodation or hospitality would be advantageous.\nStrong understanding of property operations, maintenance and facilities management.\nExperience with OPEX and CAPEX management.\nStrong compliance and risk-management knowledge.\nProven people-management and leadership experience.\nStrong stakeholder and contractor management skills.\nExcellent communication and problem-solving abilities.\nStrong financial and commercial awareness.\nProficiency in Microsoft Office and relevant property/CRM management systems.\nValid driver’s licence and willingness to travel between properties.\nKey Responsibilities\nOversee the day-to-day operations of a portfolio of student accommodation properties.\nEnsure properties are well maintained, safe, compliant and operating efficiently.\nManage property performance, occupancy and operational standards.\nCoordinate property intake and vacate processes.\nOversee facilities, maintenance and building-related requirements.\nCoordinate planned and reactive maintenance and manage contractors and service providers.\nMonitor maintenance costs, quality and turnaround times.\nManage property-level OPEX and CAPEX budgets and monitor expenditure.\nAssist with forecasting, reporting and financial planning.\nIdentify opportunities to improve cost efficiency and operational performance.\nEnsure properties comply with relevant legislation, regulations and company requirements.\nOversee health, safety, environmental and quality requirements.\nEnsure inspections, certifications and compliance documentation are maintained.\nBuild and maintain positive relationships with students, tenants and key stakeholders.\nAddress operational and tenant-related concerns effectively.\nLiaise with landlords, suppliers, contractors and other stakeholders.\nLead and support property and operational teams across multiple sites.\nProvide guidance, direction and performance management where required.\nDevelop and implement operational plans for the property portfolio.\nIdentify opportunities to improve property performance and operational efficiency.\nSupport portfolio growth and expansion initiatives.\nAnalyse operational data and prepare management reports.\nProvide recommendations to senior
