The Zone Technician diagnoses problems, completes repairs on the first visit whenever possible and documents the work on a mobile tablet. This is an immediate opening.\nEssential Functions\nRespond to emergency, urgent and routine maintenance requests within required timeframes; stabilize emergencies and escalate licensed work.\nPerform routine plumbing, electrical (within authorization), HVAC first response, door and hardware, drywall and fixture repairs.\nUse the assigned repair kit, scan issued parts to the work order and return unused stock.\nRecord arrival, diagnosis, failure cause, remedy and verification on a mobile tablet, capturing photos where permitted.\nReport conditions that require specialty trades, mold or moisture response, or major repair.\nServe in the on-call rotation and respond to after-hours calls.\nFollow applicable codes (NEC, IPC/UPC and IMC), manufacturer specifications and safe work practices, including lockout/tagout (LOTO), PPE and ladder safety.\nMaintain assigned tools, service vehicle and work areas in a clean, safe and organized condition.\nTreat residents and occupied living spaces with courtesy and respect, and clean up after each job.\nCompetencies\nMulti-trade troubleshooting and repair\nCustomer service in occupied living spaces\nAccurate mobile documentation\nSafety awareness and knowing when to escalate\nSupervisory Responsibility\nNone required for this position\nWork Environment\nField-based work in barracks and housing facilities on the installation, including occupied residential rooms, common areas and mechanical spaces.\nPhysical Demands\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.\nLifting up to 50 lb.\nClimbing ladders and working in mechanical spaces.\nBending, kneeling and working in tight areas.\nExposure to outdoor weather, heat and cold.\nDriving a service vehicle between buildings.\nPosition Type/Expected Hours of Work\nFull-time and part-time positions available. Typical hours are Monday through Friday, daytime. Shifts may require some evening or weekend work, and this position participates in an on-call rotation for after-hours emergency escalations as duty lead.\nTravel\nDaily local travel between buildings on the installation.\nExperience\n5+ years of multi-trade maintenance experience in multifamily, lodging, barracks or commercial facilities (plumbing, electrical within authorization, HVAC basics, carpentry).\nAbility to work respectfully in occupied rooms.\nPreferred:\nExperience using a CMMS mobile app.\nResident of the Fort Campbell area.\nAbility to read blueprints, schematics and wiring diagrams.\nExperience working on Department of Defense (DoD) installations, contracts or programs is a plus, particularly Army or military housing maintenance.\nEducation\nHigh school diploma or GED required; technical or trade school preferred.\nAdditional Eligibility Qualifications\nOSHA 10 certification required.\nEPA 608 Type II certification preferred.\nState trade licenses a plus.\nMust provide own basic hand tools.\nValid driver's license and acceptable driving record.\nMust be able to pass a background check and obtain installation access.\nDrug Free Workplace\nAll Native Group is a Drug Free Workplace.
