This is an immediate opening.\nEssential Functions\nComplete preventive maintenance routes by their due dates, flagging any missed safety-critical tasks rather than resetting due dates.\nInvestigate sensor and building automation alerts (water, temperature and humidity, current and vibration) and convert findings into planned work.\nMaintain asset condition data and failure codes, and provide lifecycle recommendations to supervisors and the Data / BI Analyst.\nPerform physical inspections of equipment where sensors are not installed.\nPerform lubrication, filter changes, belt inspections and other routine preventive tasks to manufacturer specifications.\nUse diagnostic tools such as thermal cameras, vibration meters and multimeters to assess equipment condition.\nFollow safe work practices, including lockout/tagout (LOTO), PPE and ladder safety.\nCompetencies\nPreventive and predictive maintenance\nMethodical, thorough documentation\nBuilding systems knowledge (HVAC, plumbing, electrical, envelope)\nData-driven problem solving\nEquipment condition assessment\nSupervisory Responsibility\nNone required for this position\nWork Environment\nField-based work in barracks and housing facilities, including roofs, attics, mechanical rooms and occupied residential rooms.\nPhysical Demands\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.\nLifting up to 50 lb.\nClimbing ladders.\nBending, kneeling and standing for extended periods.\nDriving a service vehicle between buildings.\nPosition Type/Expected Hours of Work\nFull-time and part-time positions available. Typical hours are Monday through Friday, daytime. Shifts may require some evening or weekend work, and this position participates in an on-call rotation for after-hours emergency escalations as duty lead.\nTravel\nDaily local travel between buildings on the installation.\nExperience\n5+ years of preventive or predictive maintenance experience on building systems (HVAC, plumbing, electrical and building envelope).\nPreferred:\nCondition monitoring (vibration, current, temperature/humidity and water sensors).\nBuilding automation system alarms.\nCMMS preventive maintenance scheduling.\nExperience with thermography or vibration analysis tools.\nFamiliarity with reliability-centered maintenance (RCM) concepts.\nExperience working on Department of Defense (DoD) installations, contracts or programs is a plus.\nEducation\nHigh school diploma or GED plus completion of a technical program.\nAdditional Eligibility Qualifications\nOSHA 10 certification required.\nEPA 608 Type II certification preferred.\nValid driver's license and acceptable driving record.\nMust be able to pass a background check and obtain installation access\nDrug Free Workplace\nAll Native Group is a Drug Free Workplace.
