This role focuses on generating qualified rental leads, improving digital visibility, optimizing advertising performance, and supporting occupancy goals across our portfolio.\nThis is a hands-on, data-driven role for someone who understands how digital marketing translates into measurable business results. You will manage digital campaigns, analyze performance, identify opportunities for improvement, and work closely with property management and marketing to ensure our properties reach the right audiences.\nWorking alongside our Marketing Coordinator, you will turn creative marketing plans into effective digital campaigns and use performance data to guide decisions. The ideal candidate is both analytical and creative, takes ownership of results, and enjoys finding practical ways to improve performance.\nKey Responsibilities\nDigital Marketing & Advertising\nDevelop, launch, and manage digital advertising campaigns across platforms such as Google Ads, Meta, and other relevant channels\nManage paid search, paid social, retargeting, and other digital advertising strategies to generate qualified rental inquiries\nDevelop audience targeting strategies based on property locations, renter demographics, market conditions, and leasing needs\nMonitor advertising spend and optimize campaigns to improve efficiency and return on investment\nIdentify new digital channels and opportunities to increase property visibility and lead generation\nLead Generation & Lease-Up Support\nDevelop and execute digital marketing strategies to support property lease-ups, typically 5-10 new developments annually\nDrive qualified traffic to property websites, landing pages, and rental listings\nPartner with the Brand Design Lead to translate creative concepts and property positioning into effective digital campaigns\nMonitor lead volume and quality, identify conversion barriers, and recommend improvements\nAdjust campaigns based on leasing goals, market demand, and property performance\nCollaborate with property management and leasing teams to understand lead quality, follow-up effectiveness, and leasing outcomes\nWebsite, Listings & Search Optimization\nMonitor and optimize property websites and landing pages to improve user experience and conversion rates\nMonitor rental listing performance across third-party platforms and identify opportunities to improve placement, accuracy, and engagement\nEvaluate website traffic, search visibility, and renter behavior to identify opportunities for improvement\nCoordinate with internal team members and external vendors to resolve website, tracking, and digital platform issues\nAnalytics, Reporting & Performance\nAnalyze campaign results and translate data into actionable recommendations\nMonitor marketing spend and performance across properties, campaigns, and channels\nEstablish benchmarks to evaluate campaign effectiveness and identify underperforming areas\nConnect marketing activity to leasing outcomes wherever data is available, helping leadership understand which investments are producing results\nDigital Content & Campaign Execution\nPartner with Brand Design Lead to ensure campaigns align with established brand standards and creative direction\nCoordinate the digital distribution of property promotions, leasing announcements, and campaign content\nSystems & Process Improvement\nManage and maintain digital advertising accounts, analytics tools, tracking systems, and reporting dashboards\nDevelop repeatable processes for campaign setup, monitoring, reporting, and optimization\nIdentify opportunities to improve marketing technology, reporting accuracy, and lead attribution\nQualifications\n3-5 years of experience in digital marketing, advertising, performance marketing, or a related field\nHands-on experience managing digital advertising campaigns\nStrong analytical skills with the ability to interpret campaign data and make performance-driven decisions\nExperience in multifamily housing, property management, real estate, or lead-generation marketing\nUnderstanding of SEO, SEM, conversion optimization, audience targeting, and lead generation\nStrong written communication skills with the ability to create concise, effective digital ad copy\nExperience managing marketing budgets and evaluating campaign efficiency\nAbility to manage multiple campaigns and competing priorities independently\nWhat We're
