The position is responsible for supervising assigned skilled trades personnel, coordinating vendors and contractors, planning preventive and deferred maintenance programs, supporting capital improvement projects, monitoring building system performance, and ensuring the efficient, safe, and reliable operation of campus mechanical systems. The position exercises independent judgment in planning work, establishing priorities, evaluating system performance, coordinating resources, and ensuring compliance with applicable codes, regulations, and University policies. This position requires a regular, reliable, and consistent on-campus presence to effectively perform supervisory, operational, and administrative responsibilities and is not suitable for remote work except as approved in accordance with University policy.\nESSENTIAL JOB FUNCTIONS:\nProvides administration, oversight, and long-term management of the University's Building Automation System (BAS) and HVAC control systems serving campus facilities.\nDevelops and implements preventive, predictive, and deferred maintenance programs for building automation systems, HVAC equipment, and related infrastructure.\nCoordinates maintenance, installation, repair, troubleshooting, upgrades, and replacement of building automation equipment and associated control systems.\nMonitors building system performance and analyzes operational data to improve energy efficiency, equipment reliability, occupant comfort, and system performance.\nSupervises assigned skilled trades employees engaged in building automation, HVAC controls, and related maintenance activities.\nCoordinates and monitors the work of contractors, consultants, vendors, and service providers performing building automation and HVAC-related work.\nAssists with planning, coordinating, and overseeing capital improvement and renovation projects involving mechanical systems and building automation technologies.\nConducts facility assessments and prepares recommendations regarding system upgrades, equipment replacement, deferred maintenance priorities, and capital improvements.\nDevelops reports regarding equipment performance, maintenance activities, energy usage, system deficiencies, and operational recommendations.\nCollaborates with the Facilities Trades Manager and other Facilities personnel to coordinate maintenance activities affecting campus operations.\nSupports development and implementation of campus energy management initiatives and building optimization strategies.\nEnsures compliance with applicable building codes, environmental regulations, OSHA requirements, manufacturer specifications, and University policies.\nMaintains effective working relationships with faculty, staff, contractors, vendors, consultants, and other campus stakeholders.\nMaintains a regular, reliable, and consistent on-campus presence to effectively perform the essential functions of the position.\nPerforms other duties as assigned.\nKNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:\nComprehensive knowledge of building automation systems, HVAC controls, energy management systems, and commercial mechanical equipment.\nKnowledge of HVAC systems, electrical controls, pneumatic and digital control systems, mechanical equipment, and related building infrastructure.\nKnowledge of building codes, OSHA regulations, environmental requirements, and industry standards applicable to facilities operations.\nKnowledge of preventive maintenance principles, capital project coordination, and facilities management practices.\nAbility to supervise, train, mentor, and evaluate employees.\nAbility to coordinate contractors, vendors, consultants, and multiple maintenance activities.\nAbility to analyze operational data, identify system deficiencies, and develop practical solutions.\nStrong organizational, analytical, problem-solving, and project management skills.\nStrong interpersonal and communication skills.\nAbility to establish and maintain effective working relationships with faculty, staff, contractors, vendors, consultants, and external agencies.\nProficiency with computerized building automation systems, computerized maintenance management systems (CMMS), Microsoft Office applications, and related software.\nAbility to prepare technical reports and recommendations.\n\nSUPERVISORY RESPONSIBILITY:\nProvides direct supervision of assigned skilled trades employees and oversees contractors and vendors performing building automation and HVAC-related work.\nOTHER DUTIES:\nPerforms other related duties as assigned to support the mission and strategic goals of the University\nQUALIFICATIONS:\nHigh school diploma or GED is required.\nMinimum of five (5) years of progressively responsible experience in building automation systems, HVAC controls, facilities maintenance, mechanical systems, or a closely related field.\nSupervisory experience is preferred.\nExperience administering commercial building automation systems and energy management systems is preferred.\nAn associate's or bachelor's degree in Engineering Technology, HVAC Technology, Facilities Management, Construction Management, or a related field is preferred.\nLICENSING AND CERTIFICATIONS:\nValid driver's license.\nMust maintain an acceptable driving record in accordance with University requirements.\nBuilding Automation System, HVAC, or related industry certifications are preferred.\nAdditional trade licenses or certifications relevant to building automation and mechanical systems are preferred.\nWORKING CONDITIONS:\nWork is performed in office, mechanical room, construction, and outdoor environments and requires frequent interaction with employees, contractors, vendors, and members of the campus community.\nFrequent walking, standing, climbing stairs and ladders, inspecting equipment, and accessing mechanical spaces are required.\nOccasional lifting and moving of equipment or materials weighing up to 25 pounds may be required.\nWork may involve exposure to varying weather conditions, noise, dust, mechanical equipment, electrical systems, confined spaces, and other conditions associated with facilities operations.\nOccasional evening, weekend, holiday, or emergency call-back work may be required to
