This includes assisting with operations, maintenance, repair / replacement, work orders and service requests. This position works closely with the Board of Directors and Committees. \nRESPONSIBILITIES\nThis position reports to the On-Site General Manager.\nAssists with managing overall maintenance and operation of Association landscaping, lakes, facilities, and amenities (recreation). Oversees day-to-day operations and work orders.\nAssists with managing landscape and lake contracts. Responsible for contract oversite and to issue repair or maintenance work orders related to lakes, trees, shrubs, turf, irrigation, drainage and seasonal color.\nProvides supervision of contractors and vendors of the Association. Approves work orders, and proposals in accordance with the Association’s policies and procedures. \nInspects and verifies work completed. Submits payables for processing upon verification.\nObserves and monitors equipment and operations daily, assesses problems, diagnoses equipment, develops and documents in tracking system. \nManages long term repair and replacement of Capital Reserve components. Maintain and tracks repairs in system. \nOrders facility supplies as needed in order to maintain inventory.\nAssists with scheduling and performing routine preventative maintenance.\nRegularly inspect facilities and amenities. Ensure that all maintenance operations are handled efficiently and are performed to established standards.\nContacts vendors, contractors, engineers and personnel as necessary in accordance with Association policies and SOPs. \nMaintain cost control budget management. \nManage resident concerns related to landscaping, lakes, facilities, and amenities (recreation) within the community. \nAttend Board and Committee meetings. \nAssists General Manager in the areas of financial management, client reporting and customer relations, and other tasks as assigned.\nQUALIFICATIONS\nConsiders safety in all aspect of work being performed and holds staff to the highest safety standards.\nHolds his/herself accountable and responsible for their actions\nAble to actively listen and attend to, convey, and understand the comments and questions of others.\nAble to act in a self-confident manner to facilitate completion of a work assignment or to defend a position or idea.\nAble to provide guidance and feedback to help others strengthen specific knowledge/skill areas.\nAble to allocate authority and/or task responsibility to appropriate people.\nAble to work effectively with people regardless of their age, gender, race, ethnicity, religion, or job type.\nAble to inspire oneself and others to reach a goal and/or perform to the best of their ability.\nAble to take calculated risks or to stretch the limits of comfort zones while understanding the impact to the project.\nAble to recover from, or adjust to, misfortune or setbacks.\nAble to develop a particular skill in others to bring them up to a predetermined standard of work performance.\nEDUCATION and/or EXPERIENCE\nRequires knowledge normally acquired through attainment of a High School Diploma or GED plus advances skills and technical knowledge of maintenance and operation of facilities and recreation amenities in communities (playgrounds, pools, splashpads, clubhouse, HVAC, etc).\nEXPERIENCE\nFour of more years of experience facility operations and maintenance required. Experience related to community management operations and facilities/amenities preferred. General maintenance and field experience required. \nPHYSICAL DEMANDS \nThe work environment is characteristic of an office and field environment: sitting, standing, walking, bending and lifting are required to perform job responsibilities. \nMust be able to: work outdoors including hot & cold temperatures, frequently lift 50 pounds; load, unload & move large equipment, continuously walk and stand for extended periods of time. \nAn Equal Opportunity Employer.
