At this point, the facility should be ready for residents.\n9:00 a.m. – Field Work\nPlace a sign on the community center door stating you are in the field and will return in approximately two hours.\nEnsure the field office voicemail directs callers to the Field Supervisor’s District-issued cell phone for immediate attention.\nLock and leave the community center. (Anyone needing access for activities should already have keys.)\nConduct a complete tour of the community common areas, checking for landscaping issues such as dry or browning grass, potential irrigation problems, and general maintenance needs.\nVerify that irrigation operated correctly on Tuesday and Thursday mornings.\nNote: Irrigation also runs on Saturday mornings. If irrigation is not observed, report it for Monday morning follow-up.\nUse a moisture meter to test questionable areas, flag them, and report issues to the landscaper.\nLook for fallen debris or overgrown shrubs and refer these issues to the landscaper.\nMove any fallen palm branches or large debris off walkways and place them aside for pickup.\nPick up daily debris such as coffee cups, soda bottles, and dog waste bags from common areas and dispose of them properly.\nInspect all four irrigation pump locations for leaks or other problems.\nVerify that circuit breakers are not tripped.\nIf a problem is found, contact the vendor immediately to prevent further damage or landscape loss.\nReturn to the office by approximately 10:30 a.m.\nLate Morning and Midday Duties\nUse the remaining time (approximately 2½ hours) to:\nCheck phone calls and emails and respond as appropriate.\nPerform other duties within the job description.\nThis schedule serves as a daily guideline and does not replace the job description. The Field Supervisor must notify the District Manager of any outstanding issues so that board members are informed should they receive inquiries from residents.\nResident Relations\nRespond promptly to all valid complaints.\nWhen necessary, visit the premises and meet with the resident to discuss the issue.\nProvide an action plan detailing the status of all complaints.\nPersonally verify that the issue has been corrected.\nNotify both the District Manager and the resident when the matter has been resolved.\nAdditional Responsibilities\nWalk-Around Check – Inside and Outside the Community Center\nCheck overall cleanliness, including restrooms.\nReplenish supplies as needed.\nPick up trash and debris.\nStraighten pool furniture.\nBlow off pool deck, courts, pavilion, and walkways as needed.\nCheck pool water for clarity and cleanliness.\nVerify heater settings (Pool: 82°F | Spa: 101°F).\nInspect the golf cart for cleanliness and a full charge.\nReport pool/spa issues to the pool vendor.\nReport landscaping issues to the landscape vendor and follow up as necessary.\nRespond to residents’ needs and requests for assistance.\nCommunity Drive-Around Check – CDD Areas Only\nPick up trash and debris.\nNote any illegal dumping and report it to Manatee County Code Enforcement.\nIdentify and report landscaping or irrigation issues in CDD areas to the landscape vendor.\nCheck irrigation pumps for leaks or other issues.\nInvestigate and photograph landscaping issues reported by residents.\nAdministrative Duties\nMaintain accurate records and organized files.\nKeep calendars and bulletin boards up to date.\nIssue and track amenity access FOBs.\nUse a PC for Microsoft Outlook, Word, Excel, PowerPoint, file searches, and specialized applications.\nMaintain accurate, real-time employee reporting on the laptop.\nManage clubhouse rental contracts:\nCollect funds, maintain schedules and file, submit funds to accounting, and issue deposit refunds to renters.\nReceive invoices and forward them to the District Manager or upload to the designated dropbox.\nEngage and supervise all contractors and vendors, including oversight of activities and payments.\nPurchase and maintain appropriate
