Our vision is clear:to deliver fast, accurate, and reliable service powered by cutting-edge technology.\nA Strategic Role at the Heart of Logistics\nSalary Range\n$96,251.00 - $120,313.50.\nResponsibilities\nManage Customer Relationships\nShare Corporate Real Estate vision statement throughout the organization\nHelp stakeholders understand the impact of this function in Real Estate decisions\nReal Estate & Lease Support\nSupport the Corporate Real Estate Portfolio Strategy function in securing new lease locations by providing construction, fit-up, and technical due diligence input.\nSupport the review of lease agreements, work letters, and construction-related contract clauses; identify and address unfavorable terms in collaboration with Legal and Corporate Real Estate.\nConduct (or supervise) property walkthroughs at key stages of the lease lifecycle (pre-lease, mid-term, and end-of-term) to assess condition, compliance, and capital requirements.\nSupport the development of a Corporate Real Estate Policy (including processes / guidelines to interact with the Corporate Real Estate Construction function).\nProject Planning & Design\nLease and manage end-to-end construction projects. Collaborate with internal stakeholders to define fit-out requirements for new builds and existing facilities, ensuring alignment with Procurement, Operations, Security, IT, Automation, Health and Safety needs.\nOversee the preparation and review of detailed designs, drawings, and specifications prepared by architects, engineers, and consultants.\nEnsure designs comply with:National Building Code of Canada (NBCC)\nProvincial building codes and fire codes\nAccessibility standards (e.g., AODA where applicable)\nCSA standards, energy codes, and environmental requirements\nLocal municipal bylaws and AHJ requirements\n\nIntegrate sustainability initiatives, including energy efficiency measures and EV infrastructure, into project designs where feasible.\nConstruction & Site Execution\nSource, prequalify, and manage qualified general contractors and trades for renovations, expansions, and fit-outs.\nManage project documentation, including contracts, change orders and prepare and issue Request for Proposal (RFP) and Scope of Work (SOW) packages in collaboration with Procurement and guide the procurement of real estate materials and services.\nCreate performance management plans for vendors and provide access to strategic internal resources\nSegment vendors based on performance, tailor the vendor relationship based on type or tier and continuously assess the mix of services provided by vendors.\nDevelop and manage detailed project scopes, budgets, schedules, resource plans in partnership with internal and external stakeholders while sequencing work to meet operational launch timelines.\nCreate a sense of shared responsibility between vendors and Corporate Real Estate and provide recommendations to continuously improve our vendor collaborations\nMaintain a consistent on-site presence to supervise construction activities, installations, and contractor performance.\nEnsure adherence to provincial occupational health and safety regulations (e.g., OHSA, CNESST) and Intelcom / Dragonfly safety policies.\nEnsure project compliance with all permitting, inspection, and sign-off requirements from AHJs.\nFinancial & Performance Management\nTake ownership of project financial performance, including budget development, tenant improvement allowances, forecasting, and cost control.\nCreate standardized project management templates for construction schedules, budget, estimation and include contingency plans while ensuring a smooth transition of completed projects to operations and facilities teams.\nReview and approve progress draws, change orders, and invoices.\nIdentify and mitigate cost, schedule, and scope risks proactively.\nTrack key performance indicators (KPIs) and provide regular reporting on schedule, budget, safety, and quality.\nCommissioning, Close-Out & Deficiencies\nCoordinate commissioning, inspections, and readiness for occupancy.\nResolve deficiencies promptly and effectively in coordination with contractors and consultants.\nFinalize all close-out documentation, including as-built drawings, warranties, O&M manuals, and compliance certificates, to support accurate billing and asset records.\nSupport post-occupancy reviews and continuous improvement initiatives.\nSustainability & EV Strategy\nLead the planning and execution of an Electric Vehicle (EV) charging infrastructure strategy across Intelcom / Dragonfly locations.\nCoordinate design, utility coordination, permitting, and installation of EV charging systems.\nEnsure alignment with corporate sustainability goals and Net-Zero targets while supporting operational scalability.\nSupport the Sustainability team EV software selection and provide guidelines to our Facilities Services & Assets team to maintain the EV charging infrastructures across the Intelcom / Dragonfly network.\nTechnology / Digital Corporate Real Estate\nSupport implementation of Integrated Workspace Management System (IWMS) software when required\nQualifications\n5-10 years of experience managing commercial, industrial, or logistics construction projects in Canada.\nStrong understanding of Canadian building codes, provincial regulations, and AHJ processes.\nExperience acting as an owner’s representative is strongly preferred.\nPost-secondary education in Construction Management, Engineering, Architecture, or a related discipline.\nPMP, CCM, P.Eng., LEED or equivalent designation considered an asset.\nSkills & Competencies\nStrong project scheduling, budgeting, and financial management skills.\nAbility to manage multiple fast-paced projects across different provinces.\nExcellent stakeholder communication and contractor management capabilities.\nSolid understanding of lease-driven construction and landlord coordination.\nProficiency with project management software such as MS Project, Procore, Primavera or a IWMS construction module is considered an asset.\nHands-on, solution-oriented mindset
