The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. We are excited to expand into Lee's Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed-use development, which will feature approximately 2,900 luxury multi-family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.\nPRECONSTRUCTION COORINATOR POSITION: We are seeking a detail-oriented and proactive Preconstruction Coordinator to join our team in our Lee's Summit, Missouri office. This role is pivotal to our preconstruction process, acting as the backbone of coordination and support for our preconstruction department. You will be responsible for managing the flow of information and ensuring all preconstruction tasks are executed efficiently. On a day-to-day basis, you will handle tasks such as organizing project plans, managing bid solicitation processes, and maintaining key subcontractor databases. You will also act as a central point of communication between internal teams and external subcontractors, ensuring bids are complete and projects are set up for success.\nPRECONSTRUCTION COORINATOR RESPONSIBILITIES:\nAssist the Preconstruction Team in soliciting and following up on bid proposals from subcontractors.\nCoordinate the distribution and printing of plans and specifications; create binders and labels; file estimates; and schedule project and MEP meetings, including taking meeting minutes.\nMaintain and expand the subcontractor database; ensure subcontractor prequalification data is current and complete.\nContact subcontractors to ensure comprehensive bid coverage.\nAttend project setup meetings and create project startup kits.\nUtilize project management software to upload and organize project plans, specifications, and other documentation, including setting up projects, managing photos, contacts, notifications, meeting minutes, and creating submittal registers/logs.\nPerform accurate take-offs and identify requirements for estimates.\nAssist with administrative tasks such as copying, scanning, printing labels, shipping packages, running bids, and other errands as needed.\nPRECONSTRUCTION COORINATOR QUALIFICATIONS:\nPREFERRED;
