The role is responsible for ensuring that all buildings are safe, compliant, well-maintained, and fully operational.\nWhile the Property Manager focuses on income generation and leasing, the Facilities Manager is accountable for cost efficiency, asset preservation, and risk mitigation, managing both hard and soft facilities services in line with company policy, national facilities management strategies, and applicable legislation.\nReporting Structure\nFunctional & Reporting Line: Regional Head\n\nOperational Line: Property Manager\n\nDirect Reports:\nBuilding Managers (where applicable)\n\nHandymen\n\nOn-site Cleaning and Security Supervisors (via SLAs)\n\nKey Responsibilities Technical Maintenance & Infrastructure\nDevelop, manage, and execute a 52-week Planned Preventative Maintenance (PPM) schedule for all critical plant and equipment.\n\nManage generator maintenance and diesel procurement to ensure optimal uptime during load shedding.\n\nConduct monthly infrastructure inspections and annual building condition assessments, including preliminary costings.\n\nOversee general repairs, fabric maintenance, lighting, and consumables stock control.\n\nReactive Maintenance & Helpdesk\nManage the facilities helpdesk, including ticket triaging, contractor dispatch, and SLA compliance.\n\nEnsure reactive maintenance issues are resolved within agreed priority timeframes.\n\nInspect completed work and sign off job cards once standards are met.\n\nVendor & SLA Management\nDraft scopes of work and manage procurement of service providers.\n\nMonitor contractor performance through monthly SLA meetings.\n\nEnforce contractual penalties for underperformance.\n\nAct as the primary liaison for security operations and risk mitigation strategies.\n\nCompliance, Risk & Occupational Health & Safety\nEnsure compliance with the Occupational Health and Safety Act (85 of 1993) and relevant ISO standards.\n\nManage statutory certifications including electrical, fire, lift inspections, and electric fencing.\n\nControl permit-to-work systems for all on-site activities.\n\nCoordinate fire drills, evacuation procedures, and disaster management plans.\n\nUtilities & Sustainability\nOversee meter readings, tenant recoveries, and investigate consumption variances.\n\nMonitor solar PV performance and implement energy efficiency initiatives to reduce occupancy costs.\n\nProjects & Tenant Installations\nOversee technical aspects of tenant installations and fit-outs.\n\nManage approved capital expenditure projects within budget and timelines.\n\nEvaluate and compare costs to ensure value for money.\n\nAdministration & Reporting\nMaintain accurate asset registers and facilities documentation.\n\nEnsure document libraries are current at regional and head office levels.\n\nCompile and submit monthly operational, compliance, and budget reports.\n\nKey Performance Indicators\n?95% SLA compliance by service providers\n\n?90% of reactive maintenance tickets closed within 48 hours\n\nMaintenance expenditure within 5% of approved budget\n\n100% valid statutory compliance certificates at all times\n\nYear-on-year reduction in non-recoverable utility losses\n\nMinimum Requirements Qualifications\nGrade 12 (essential)\n\nNational Diploma / N6 in Mechanical Engineering, Electrical Engineering, Construction Management, or Drafting (preferred)\n\nFacilities Management certification (SAFMA or SAPOA advantageous)\n\nSAMTRAC or Safety Officer certification (advantageous)\n\nProject Management qualification (advantageous)\n\nExperience\n3-5 years’ experience in a technical facilities management role\n\nExperience managing Retail, Industrial (Triple Net Lease), Multi-tenanted Office Parks, and Student Accommodation environments\n\nSkills & Competencies\nStrong technical understanding of building systems and compliance requirements\n\nProficient in MS Office and MDA\n\nProven ability to manage contractors and enforce SLAs\n\nProactive, organised, and deadline-driven\n\nStrong interpersonal and conflict resolution skills\n\nCustomer-focused with high stress tolerance and analytical capability\n\nShould you wish to apply, please kindly email your CV through to Kirsten Smith at \nOnly shortlisted candidates will be contacted.
