The role ensures projects are delivered on time,\nwithin budget, and in accordance with quality standards and business objectives.\nThe incumbent will work closely with consultants, contractors, local authorities, financial institutions, sales\nteams, and internal stakeholders to drive successful project outcomes while maximizing project profitability\nand mitigating risk.\nKey Responsibilities\nProject Development & Delivery\nLead residential development projects from inception to completion.\n\nDevelop and manage project execution plans, programmes, budgets, and risk registers.\n\nCoordinate multidisciplinary professional teams including architects, engineers, quantity surveyors,\n\nenvironmental consultants, and town planners.\nMonitor project milestones and ensure timely delivery of all project phases.\n\nManage contractor performance and ensure compliance with contract conditions.\n\nOversee project handovers, snagging processes, and defect management.\n\nEnsure compliance with statutory, environmental, health and safety, and regulatory requirements.\n\nQuantity Surveying (QS) Functions\nCost Planning & Budget Management\nPrepare and manage development budgets throughout the project lifecycle.\n\nConduct cost planning, benchmarking, and feasibility cost assessments.\n\nDevelop cash flow forecasts and monitor expenditure against approved budgets.\n\nIdentify cost-saving opportunities without compromising quality or programme delivery.\n\nMonitor project contingencies and recommend corrective actions where required.\n\nProcurement & Tender Management\nPrepare tender strategies and procurement plans.\n\nManage the appointment process of consultants and contractors.\n\nEvaluate tender submissions and provide commercial recommendations.\n\nNegotiate contract prices and commercial terms.\n\nEnsure procurement activities align with approved budgets and timelines.\n\nContract Administration\nAdminister building contracts and consultant agreements.\n\nEvaluate and certify contractor payment applications.\n\nAssess and negotiate variation orders and contractual claims.\n\nEnsure contractual obligations are met by all parties.\n\nCommercial Reporting\nPrepare monthly financial and commercial reports.\n\nReport on project financial performance and key commercial risks.\n\nAssist with final account negotiations and project close-out.\n\nAcquisitions & Development Feasibility\nLand Acquisition Support\nAssist in identifying suitable land acquisition opportunities for residential developments.\n\nConduct preliminary desktop assessments of potential development sites.\n\nCoordinate due diligence investigations including legal, technical, environmental, planning, and\n\ninfrastructure assessments.\nReview zoning rights, development constraints, and planning requirements.\n\nLiaise with landowners, brokers, attorneys, and local authorities during acquisition processes.\n\nFinancial Feasibility Analysis\nPrepare and evaluate development feasibility models.\n\nAssess project viability, return on investment (ROI), Internal Rate of Return (IRR), and project\n\nprofitability.\nAnalyse acquisition costs, infrastructure requirements, development costs, and revenue\nassumptions.\nSupport investment committee submissions and acquisition recommendations.\n\nMonitor market trends and property values to inform acquisition decisions.\n\nStakeholder Engagement\nParticipate in negotiations relating to land acquisitions and development agreements.\n\nEngage with government authorities and service providers regarding development approvals.\n\nProject Controls & Risk Management\nDevelop and implement project governance frameworks.\n\nMonitor project risks and implement mitigation strategies.\n\nManage programme schedules and critical path activities.\n\nEnsure quality assurance procedures are adhered to throughout project delivery.\n\nDrive value engineering initiatives and continuous improvement practices.\n\nMinimum Qualifications\nBachelor's Degree in:\no Construction Management\no Quantity Surveying\no Civil Engineering\no Property Development\nPreferred\nPostgraduate qualification in Property Development, Construction Management, or Real Estate\npreferred.\nExperience\nMinimum 3-5 years' experience in residential property development and project management.\n\nProven experience managing multi-unit residential developments from acquisition through\n\ncompletion.\nExperience with land acquisition, due diligence, and feasibility assessments.\n\nKnowledge of South African planning, development, and construction regulations.\n\nExperience managing professional teams, contractors, and multiple concurrent projects.\n\nIdeal Candidate Profile:\nA commercially astute Project Manager with strong residential development experience, capable of\nmanaging projects from land acquisition through construction completion.
