We are passionate about making a difference!\nPosition Summary\nWe are excited to announce a fantastic opportunity at the newly constructed electric vehicle battery manufacturing plant. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.\nThe O&M Specialist is responsible for the safe operation, maintenance, inspection, repair, and reliability of facility infrastructure and utility systems supporting battery cell manufacturing operations.\nThis position supports mission-critical systems including HVAC equipment, chilled water systems, heating hot water systems, steam and condensate systems, air compressors, process exhaust systems, industrial dehumidifiers (DHUMs), air handling units (AHUs), make-up air units (MAUs), fan coil units (FCUs), building automation systems (BAS), and associated mechanical and electrical equipment.\nThe objective of this role is to maximize equipment reliability, minimize downtime, ensure compliance with safety requirements, and support continuous manufacturing operations in a high-performance industrial environment.\nWhat you will do:\nWe are seeking a seasoned industrial maintenance technician with extensive experience in industrial manufacturing, mission-critical facilities, utility operations, chemical processing facilities, automotive manufacturing, battery manufacturing, data centers, pharmaceutical facilities, or similar industrial environments.\nCandidates should possess advanced mechanical and electrical troubleshooting skills and a minimum of seven (7) years of hands-on industrial maintenance experience involving mechanical, electrical, pneumatic, hydraulic, and automated building systems.\nCandidates may be required to successfully demonstrate troubleshooting proficiency through practical assessments and technical interviews.\nHow you will do it:\nInspect, operate, maintain, troubleshoot, and repair critical facility infrastructure, HVAC equipment, and mechanical utility systems in accordance with plant standards, OEM requirements, and applicable codes.\nExecute preventive, predictive, and corrective maintenance activities on utility and facility equipment utilizing established maintenance procedures and CMMS work orders.\nDiagnose complex mechanical, electrical, instrumentation, controls, hydronic, and sanitary system failures and implement permanent corrective actions.\nRepair or replace pumps, motors, bearings, valves, belts, drives, dampers, actuators, control components, piping systems, heat exchangers, and associated equipment.\nConduct operational testing, vibration analysis, system inspections, flow verification, equipment alignment, and performance evaluations to ensure reliable operation.\nUtilize CMMS systems to document maintenance activities, perform asset tracking, manage work orders, and support reliability improvement initiatives.\nParticipate in root cause failure analysis (RCFA), reliability-centered maintenance (RCM), and continuous improvement programs.\nSupport plant shutdowns, startups, commissioning activities, and emergency response operations as required.\nMonitor equipment conditions and identify opportunities to improve uptime, energy efficiency, and equipment lifecycle performance.\nMaintain detailed, accurate maintenance records, equipment histories, inspection reports, and regulatory documentation within plant systems.\nCoordinate with operations personnel, engineers, contractors, reliability teams, and facility leadership to safely execute maintenance activities.\nParticipate in technical training, safety programs, and certification development to stay updated on industry advancements, regulations, and best practices.\nStrictly comply with all Johnson Controls safety policies and procedures including Lockout/Tagout (LOTO), Arc Flash, Confined Space Entry, Hot Work, Fall Protection, Hazard Communication, Electrical Safety, and Permit-to-Work requirements.\nPromote a strong safety culture through proactive hazard identification, reporting, and corrective action implementation.\nSupport internal production customers through rapid response to facility and utility equipment issues impacting manufacturing operations.\nWhat we look for:\nHigh School Diploma or GED required.
