This role also encompasses leased properties where the Area Manager performs landlord responsibilities on behalf of the client. This role provides focused leadership and expertise to ensure exceptional service delivery within a defined portfolio segment. This position is responsible for a territory or portfolio spanning several states, encompassing both owned/managed assets and leased properties with landlord oversight obligations. The Area Manager is accountable for achieving financial results, operational excellence, and superior client/tenant satisfaction while implementing strategic initiatives that optimize both facility operations and asset value. This position requires a skilled leader who can manage complexity and drive performance across diverse ownership and occupancy structures requiring enhanced oversight and coordination.\nObjective of Role\nThe Area Manager is responsible for elevating operational performance and client services at high priority or complex assets, as well as leased properties where landlord duties are performed on the client's behalf. This leader ensures all contract deliverables are met or exceeded, including operational uptime, cost savings initiatives, energy consumption reduction, service improvements, and the implementation of best practices. The Area Manager serves as a critical liaison between the on-site operational teams and the Portfolio Manager, providing strategic guidance while maintaining direct involvement in day-to-day operations across both asset types.\nKey Responsibilities and Deliverables:\nStrategic Leadership & Management\nDevelop and implement property specific strategies that effectively address both facility operations and commercial property management goals to deliver superior asset performance, across owned assets and leased properties with landlord responsibilities\nCreate and execute comprehensive Management Plans that align with portfolio wide objectives\nProvide strategic guidance to site team(s) within the assigned segment while maintaining accountability for overall performance\nServe as an escalation point for complex operational and client issues that require senior intervention\nIdentify opportunities for innovation and continuous improvement\nOperations & Facility Management\nOversee property operations to ensure consistent quality and operational standards\nConduct regular property inspections and performance reviews to maintain Class A standards\nProvide oversight and coordination of significant construction projects, including review and approval of specifications and contractor deliverables\nImplement comprehensive preventive maintenance programs and capital improvement initiatives\nPerform landlord-delegated responsibilities for leased properties, including coordination of building services, vendor oversight, and compliance with lease obligations\nEnsure full compliance and effective risk management across all functions, including landlord and tenant obligations under applicable leases\nDevelop and maintain emergency response and business continuity protocols\nFinancial Management & Asset Value\nLead the preparation and implementation of annual budgets for revenue, operating expenses, and capital expenses\nAchieve financial targets including contractual savings goals and operating expense optimization\nManage comprehensive financial reporting and analysis\nDevelop and implement procurement strategies that deliver value across all service lines\nBenchmark operating costs and service levels against industry standards\nIdentify and implement strategies to enhance asset value while maintaining operational excellence\nEnsure Value for Money in service delivery models through continuous review and optimization\nClient/Tenant Relations\nMaintain exceptional client and tenant relationships\nImplement workplace experience programs\nServe as the primary senior level contact for client stakeholders\nMeet regularly with key tenant representatives to address issues and enhance satisfaction\nSupport lease negotiations and administration\nEnsure service levels align with both FM service level agreements and Class A commercial property standards\nCoordinate client communications and reporting\nTeam Leadership & Development\nSupervise and mentor General Managers, Sr. Facility Managers and other key personnel\nSet clear performance expectations and goals for direct reports\nAttract, develop, and retain talented professionals across both facility and property management disciplines\nConduct regular performance evaluations and develop tailored improvement plans\nFoster a culture of excellence, innovation, and collaboration\nImplement targeted learning programs to ensure appropriate skills in customer experience, sustainability, and operations\nServe as a technical resource and subject matter expert for complex operational challenges\nInnovation & Continuous Improvement\nImplement innovative solutions and technology to enhance operational efficiency and reporting capabilities\nPilot new initiatives and programs\nConduct regular strategic reviews to identify opportunities to enhance service offerings\nChampion sustainability initiatives and LEED certification efforts at assigned properties\nRequired Qualifications, Skills, and Experience:\nEducation & Certifications\nBachelor's degree required\nIndustry accreditations (RPA, FMA, CPM) strongly preferred\nLEED AP/Accreditation preferred\nReal estate license required within the first six months (as required by jurisdiction)\nExperience\nMinimum of 8-10 years of facility and/or property management experience\n5+ years of experience managing teams in a complex commercial property environment\nDemonstrated success managing large scale or campus style commercial properties\nExperience with both operational management and financial oversight of significant real estate assets\nProven track record of building and maintaining strong client relationships\nExperience with lease administration and landlord-tenant matters preferred\nSkills & Abilities\nAdvanced operational knowledge of building systems and commercial property management\nStrong financial acumen with experience managing complex budgets and P&L responsibility\nWorking knowledge of lease agreements and landlord obligations\nExcellent project management and organizational skills\nSuperior leadership abilities with demonstrated success developing high performing teams\nAdvanced problem-solving skills with ability to handle complex operational challenges\nExcellent verbal and written communication skills\nStrong negotiation and conflict resolution abilities\nProficiency in Microsoft Office and relevant property/facility management software\nAbility to balance strategic thinking with tactical
