This position centers on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. You'll manage complex building systems, respond to emerging issues, and ensure our facilities meet and exceed applicable standards while our clients' operations continue seamlessly.\nWhat your day-to-day will look like:\nPerform building rounds to ensure all systems are operable with no noted problems or alarm conditions\n\nExecute preventive maintenance tasks including cleaning HVAC coils, changing filters and belts, and lubricating rotating equipment\n\nRecord temperatures, pressures, and other operating parameters to assess system and equipment performance\n\nPrioritize and complete all PM, corrective, and emergent work orders in the queue (annual, monthly, weekly, and daily)\n\nUpdate work order status in real time utilizing CMMS system and maintain accurate documentation\n\nTroubleshoot systems, equipment, and components to make repairs and ensure reliability\n\nMaintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, and piping\n\nComplete general maintenance tasks including painting, locksmith work, tenant service requests, and building system documentation\n\nRequired qualifications:\nHigh school diploma or equivalent\n\nMinimum 3 years of related experience and training in HVAC, Controls, Electrical, or Plumbing\n\nProficiency with hand and power tools, measuring instruments, and specialized diagnostic equipment such as multimeters, pressure gauges, and infrared thermometers\n\nAbility to read and interpret mechanical, electrical, and plumbing blueprints and schematics\n\nProficient in basic computer applications including MS Office, Outlook, and CMMS systems\n\nCompetency in electrical troubleshooting and understanding of building automation systems\n\nPreferred qualifications:\n3-5 years hands-on experience in facilities maintenance, building operations, or related mechanical field\n\nEPA Universal Refrigerant Handling Certification\n\nHVAC Certification from local trade school or adult education program\n\nQualified Electrical Worker certification\n\nDemonstrated experience with commercial HVAC systems, electrical systems, and building automation controls\n\nPrevious experience in preventive maintenance programs and emergency response situations\n\nWork Location, Schedule, and Assignment Expectations\nYour primary, daily work location is in Arlington, VA, with responsibilities that may also include neighboring sites in Fairfax and Herndon, VA. You must respond to alarms, service requests, and other assigned duties at any portfolio location as needed. With advance notice, your current schedule may be adjusted based on operational or staffing needs. Employees are expected to report to assigned locations and complete all work assignments as directed.
