The individual is expected to demonstrate technical knowledge in building systems and be multi-skilled in general maintenance to successfully complete daily, weekly, and monthly work assignments.\nWhat You'll Be Doing\nPerform maintenance tasks and monitor repairs to the mechanical, electrical, plumbing, structural, furniture, fire and life safety, and control systems for the facility, maintaining building systems up to applicable code and standards as assigned\nRespond to tenant and employee service calls and complaints as quickly and efficiently as possible\nProvide handyman services in areas such as general repairs, flooring, touch-up painting, locks and hardware, and ceiling tiles\nAssist other building trade persons as directed in preventative maintenance, electrical maintenance, and related tasks\nRespond to tenant service requests and provide excellent customer service when interacting with tenants and the general public\nEnsure work performed in tenant space is completed with minimum disruption and is followed by adequate cleanup\nAssist with obtaining pricing and managing maintenance service agreements\nChange lights, tubes, and lenses, and clean light fixtures\nComplete custodial housekeeping tasks in mechanical and electrical areas\nMaintain work areas in a clean, efficient, and organized condition at all times\nMonitor and maintain all tools and equipment to ensure they remain in good working order\nRecord readings to ensure proper equipment operation\nEnsure an adequate operating inventory of supplies and develop sources for stock materials related to facility maintenance\nComply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace\nAssist in reviewing daily and monthly client service request summaries to identify and correct recurrent operational problems\nEvaluate vendors and suppliers regularly for quality and competitive pricing\nPrepare and submit work order requests for work completed outside the daily work order system\nVerify the accuracy of deliveries for count, pricing, and description\nMonitor the quality and pricing of maintenance work performed by outside contractors\nLead and/or assist with event setup and teardown activities, including electrical, audio-visual, and coordination with security as needed\nEnsure the property is maintained in a first-class manner, including curb appeal, aesthetics, safety, and overall welfare of the property\nAttend to after-hours emergency situations, for which compensation is provided\nPerform other related duties as required and assigned from time to time\nWhat You Bring\n5th Class Power Engineer certification, or working towards designation\nMinimum 2 years of experience as an operator\nAbility to analyze the operation of various systems, determine the cause of problems or malfunctions, and take corrective action as required\nAbility to communicate effectively and professionally, both orally and in writing, with co-workers and the public\nGood physical condition, fit and able to participate in moving supplies, equipment, and moderately heavy items\nWorking knowledge of computer applications including Word, Excel, and BMS systems\nAvailability for call-in work\nA valid driver's license\nSuccessful completion of a pre-employment background check\nWhat's in It for You\nJoin an industry leader and shape the future of commercial real estate\nDeep investment in cutting-edge technology to power your work\nA comprehensive and competitive benefits plan\nA supportive, caring, and diverse work environment designed for your growth and well-being\nIf this job description resonates with you, we encourage you to apply even if you don't meet all of the requirements.
