Performs safe and efficient operation and maintenance of all necessary building systems within technically sophisticated facilities. Ensures equipment operates in an energy efficient, safe manner while minimizing downtime through anticipation of necessary repairs and maintaining records of past operating experiences.\nKey Responsibilities:\nMaintenance Performance\nPerform ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and components\nRespond to hot or cold calls, troubleshoot problems and correct as needed\nMaintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds\nPerform monthly preventative maintenance (PM) tasks on time and document same\n\nTechnical Operations\nPerform electrical tasks including safely replacing lighting, ballasts, lamps and LED drivers\nPerform plumbing tasks including resolving problems with sinks and toilets, unclogging pipes\nPerform basic carpentry projects including minor construction projects, painting and repairs\nStudy and become familiar with various equipment and methods required for proper operation\nSafety and Compliance\nComplete Hazard Assessments as necessary and comply with all safety procedures\nMaintain compliance to State, County, or City ordinances, codes, or laws\nUnderstand and comply with all provisions of the Safety in the Workplace policy\nComplete all required safety training as scheduled\nAdditional Duties\nManage outside vendors and contractors as needed\nPerform assigned facility inspections and due diligence efforts\nProvide on-call services and respond promptly in instances of emergency\nPick up and deliver supplies as needed\nAfter hour “On Call” availability. Alternate After Hour “On Call” weeks with other building engineering personnel. \nMinimum Requirements\nEducation\nHigh School Diploma or equivalent work experience\nTypically requires a minimum of 2 years’ related experience\nExperience\nMinimum of four (4) years of technical experience in all aspects of building engineering with strong background in HVAC, plumbing, electrical, production equipment repair and maintenance\nKnowledge of overall system design and applications\nCertifications/Licenses\nHVAC technicians must have Universal CFC recovery certification (or within 90 days of employment)\nLicenses as required by authority having jurisdiction\nPreferred Requirements\nAssociates degree in HVAC trade school or equivalent job experience\n3-5 years facilities/maintenance related experience\nWorking knowledge of computer applications including Word and Excel\nTwo years of trades school or documented apprenticeship in electrical systems, refrigeration and HVAC\n3rd Party Certification\nKnowledge, Skills & Abilities\nStrong Customer Service skills and strong Interpersonal skills\nExperience with DDC and electromechanical controls\nAble to read basic wiring schematics with understanding of symbols and sequence of operation\nGood mechanical aptitude and ability to perform basic mathematical calculations\nMust be able to use power tools including saws, drills, sanders and grinders\nSelf-starter that performs tasks with little or no outside vendor assistance\nPhysical Requirements\nLifting up to 80 lbs. and working from heights\nFrequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead\nWorking in adverse conditions (extreme cold, extreme hot)\nClimbing a ladder with 300 lb. weight limit while carrying approximately 20 lb. tool bag\nClimbing a ladder up to 30 feet\nMust be available for call-in work\nThis position does not provide visa sponsorship.
