1. ตรวจสอบและประเมินผลการปฏิบัติงานของบริษัทให้บริการภายนอก ให้เป็นไปตามแผนงานที่วางไว้

2. ควบคุม ดูแล อบรม การปฏิบัติตามกฎระเบียบของผู้รับเหมา ในการต่อเติม ตกแต่งพื้นที่เช่า

3. ส่งมอบ รับมอบ พื้นที่เช่า พร้อมประสานงานผู้เช่า ผู้รับเหมา

4. ให้บริการและอำนวยความสะดวก ให้กับผู้เช่าและผู้มาติดต่อ

5. ควบคุม ดูแลให้ผู้เช่า ปฏิบัติตามระเบียบและคู่มือการใช้อาคาร อย่างเคร่งครัด

6. ตรวจสอบและจัดทำรายการทรัพย์สินต่างๆ ของอาคาร รวมถึงการจัดเก็บกุญแจของพื้นที่ว่าง

7. รายงานปัญหาต่าง ๆและการแก้ไขเบื้องต้นที่เกิดขึ้นให้ผู้จัดการอาคารทราบ

8. ประสานงานกับช่างอาคารในกรณีที่ตรวจพบอุปกรณ์ที่ต้องมีการแก้ไข หรือซ่อมแซม

9. จัดการจอดรถ และการจราจรในลานจอดรถเพื่ออำนวยความสะดวกให้แก่ผู้เช่าและผู้มาติดต่อ

10. จัดหาและเปรียบเทียบราคาการบริการต่าง ๆ ที่เกี่ยวข้องกับการดูแลอาคารเพื่อนำเสนอต่อผู้จัดการอาคาร ในการปรับปรุงอาคาร

11. ติดต่อประสานงานกับหน่วยงานราชการที่เกี่ยวข้อง เช่น เรื่องการรักษาความสะอาด การซ้อมอพยพหนีไฟ

12. ตรวจสอบและรับเงินค่าที่จอดรถจากพนักงานรักษาความปลอดภัยและนำส่งฝ่ายการเงิน

13. ควบคุมการออกบัตรจอดรถยนต์ รถจักยานยนต์ ตามที่ได้รับการแจ้งจากผู้ว่าจ้าง

14. ประสานงานกับผู้เช่าในกรณีที่ผู้เช่าจัดกิจกรรมต่าง ๆ ในพื้นที่เช่า

15. จัดการประชุมร่วมกับบริษัทผู้ให้บริการภายนอกประจำเดือนพร้อมทำรายงานสรุปปัญหาและแนวทางแก้ไขปัญหาที่เกิดขึ้นให้กับผู้จัดการอาคารทราบ

16. จัดทำรายงานประจำสัปดหา์/เดือน ในส่วนที่เกี่ยวข้องกับการดูแลอาคารเพื่อให้เลขานุการรวบรวมและทำรูปเล่มเสนอต่อผู้ว่าจ้างต่อไป

17. ควบคุม ดูแล ระบบ Carparking,Visitor Management,Turnstile,CCTV,Doormonitoring,KIOS,Access Control

18. อื่นๆตามที่ผู้จัดการมอบหมาย
