This role ensures vendors deliver the full contracted scope at the agreed quality and cost, and that all projects follow one consistent process from request through closeout. In this role, you will help deliver the simplicity, speed, and consistency that define JLL’s integrated approach to real estate and facilities management. You will work across vendor management, project delivery, budgeting, sourcing, and team leadership while supporting JLL’s purpose to shape the future of real estate for a better world and our values of Teamwork, Ethics, and Excellence.\nKey responsibilities\nVendor contract management\nOwn the master register of vendor and subcontractor agreements, including scope, term, pricing, and the responsible account team member.\nOwn performance management of fixed-cost contracts and making the final determination on whether work performed meets the contracted scope, frequency, and quality standard, in consultation with technical leads and Sourcing Manager.\nParticipate in vendor performance reviews with Sourcing Manager and drive scope gaps, quality issues, and corrective actions to resolution.\nInput into vendor contract renewals, rebids, and scope revisions, including benchmarking and recommendations on whether to renew, renegotiate, or replace.\nServe as the escalation point for commercial disputes, change orders, and extra-work requests.\nSmall project management\nMaintain oversight of a single project log covering status, budget, schedule, and owner, and triage incoming project requests.\nDevelop scopes of work, issue bid packages, lead bid leveling, and recommend awards with clear cost and risk rationale.\nManage projects from award through closeout, including schedule, cost, change control, quality inspection, punch lists, and documentation.\nCoordinate with clinical and operational stakeholders on access, shutdowns, and scheduling in a 24/7 Office environment, including infection control, life safety, and interim measures.\nEnsure vendor compliance with site safety, permitting, and regulatory requirements.\nDefine and enforce a standard project process used by all project owners on the account.\nBudgeting and financial management\nOwn the project and vendor contract budget, including forecasting, commitments, cost tracking, and monthly variance reporting.\nReconcile invoices against work performed and approved scope before payment approval.\nPartners with finance and capital project management lead so contract and project spend aligns with operating and capital budgets and client reporting.\nFlag cost risks and recommend corrective action early.\nSourcing and procurement partnership\nWork with JLL sourcing on vendor selection, contract terms, pricing, and renewals.\nFollow defined approval thresholds and delegation of authority for awards, change orders, and extra work.\nSupport vendor onboarding and compliance requirements.\nTeam leadership\nSupervise, coach, and develop direct reports, setting priorities, delegating administrative work, and reviewing output for quality.\nBuild direct reports’ technical knowledge through scope-verification checklists, site walks, and progressively larger project ownership.\nConduct regular one-on-ones and support performance and development planning.\nCross-functional partnership\nPartner with technical leads and the Account Director on vendor strategy, risk, and client communication.\nIdentify patterns such as repeat failures, vendor underperformance, and recurring project types, and recommend proactive solutions.\nReport contract status, cost variances, and risks to the Account Director monthly in a form suitable for client leadership.\nRecommend vendor modifications based on performance management outcomes.\nRequired qualifications\nBachelor’s degree in engineering, construction management, facilities management, or a related field, or equivalent experience.\n8+ years in facilities management, construction, or project management, ideally in technology sector or critical environment.\n2+ years of supervisory or team development experience.\nDemonstrated experience writing scopes, managing bids, and administering fixed-price and time-and-materials contracts.\nExperience managing project or contract budgets and reconciling vendor invoices.\nWorking knowledge of building systems, including HVAC, plumbing, electrical, and life safety, sufficient to evaluate scope and quality.\nStrong negotiation, documentation, and stakeholder communication skills.\nProficiency with CMMS or work order systems and Excel.\nPreferred qualifications\nPMP or equivalent project management certification.\nExperience in a 24/7 Office or other highly regulated operational environment.\nExperience working within an integrated facilities management model that combines property, workplace, and project management services.\nMeasures of success\nDocumented scope-versus-delivery verification on all fixed-cost contracts.\nProjects delivered through the standard process, with on-time, on-budget, and close-out-documentation rates tracked.\nReduced unmanaged extra work and unplanned change orders.\nBudget variance reported monthly, with no unexplained variances.\nCoordinator developing against
