Execute and implement the maintenance strategy and account management plans established by the Account Manager for the assigned data centre site.\nOversee the daily operational management and control of all plant, mechanical and electrical systems and coordinate immediate remedial action in the event of critical incidents. Provide hands-on supervision and direction to multi-skilled Engineering Operations teams made up of directly employed staff and appointed vendors.\nServe as the primary on-site operational contact for routine client communications and ensure all staff and vendors strictly adhere to client and JLL's policies and procedures. Reports to the Account Manager.\nMajor Responsibilities\nDaily Operational Execution\nExecute the maintenance strategy and operational plans established by the Account Manager\n\nImplement planned and reactive maintenance activities utilizing the CMMS platform within approved budgets\n\nOversee day-to-day site operations, including shift coordination and resource allocation\n\nPlan, assign and supervise daily/weekly maintenance activities\n\nEnsure continuous operational uptime through proactive monitoring and rapid response\n\nExecute approved change management procedures and maintenance windows\n\nOn-Site Client Communication & Coordination\nServe as primary on-site point of contact for daily operational matters and routine client communications\n\nProvide daily/weekly operational updates to clients on site status, activities and issues\n\nCoordinate site access, permits and daily operational requirements with clients\n\nEscalate strategic issues, contract matters and critical incidents to Account Manager\n\nSupport Account Manager in client meetings and quarterly business reviews\n\nRespond to routine client requests and queries within approved parameters\n\nOperational Reporting & Data Management\nPrepare and provide input to weekly/monthly site operational reports (Account Manager owns final client reporting)\n\nMaintain accurate operational records, logs and documentation in CMMS\n\nTrack and report on operational KPIs, maintenance completion rates and resource utilization\n\nProvide data and analysis to support Account Manager's strategic reporting\n\nMaintain site asset database with regular updates in accordance with CMMS requirements\n\nHands-On Team Supervision\nProvide direct, daily supervision to on-site engineering technicians and operations staff\n\nAssign daily work orders and coordinate shift activities\n\nConduct regular site walkthroughs and inspections\n\nProvide on-the-job training and technical mentoring to team members\n\nMonitor team performance and provide immediate feedback\n\nSupport Account Manager in hiring, performance reviews and disciplinary matters\n\nTechnical Operations & Maintenance Execution\nImplement site reviews and maintenance standards as directed by Account Manager\n\nCheck on site repair and maintenance carried out by subcontractors to ensure work completion and quality\n\nImplement regular facility inspections on energy conservation, maintenance practices and utility management\n\nProvide technical advice on day-to-day facilities engineering matters\n\nEnsure implementation of safe systems on all site activities\n\nCoordinate equipment operational procedures, including emergency procedures\n\nIncident Response & Immediate Escalation\nLead immediate response to operational incidents and equipment failures\n\nCoordinate remedial action for critical incidents with on-site teams\n\nImmediately escalate business-critical failures and major incidents to Account Manager\n\nConduct initial incident analysis and damage assessment\n\nImplement approved emergency procedures\n\nDocument incidents and coordinate post-incident corrective actions\n\nVendor Coordination & Quality Control\nCoordinate day-to-day activities with contractors, specialist vendors and suppliers\n\nMonitor subcontractor work completion, quality and adherence to specifications\n\nConduct regular coordination meetings with vendors to maintain operational standards\n\nEscalate vendor performance issues to Account Manager for contractual action\n\nEnsure all vendors comply with site safety and operational procedures\n\nBudget Execution & Cost Control\nExecute operations within approved budget established by Account Manager\n\nMonitor daily operational expenses and resource consumption\n\nIdentify and report cost variances to Account Manager\n\nRecommend cost-saving opportunities (Account Manager approves implementation)\n\nProcess vendor invoices and maintain expense documentation\n\nCompliance & Safety Implementation\nEnsure compliance with statutory regulations on fire, health and safety standards\n\nImplement safety procedures, including Crisis Management, Business Continuity and Emergency Procedures\n\nConduct regular safety audits and site inspections\n\nSupport Account Manager in statutory compliance requirements and certifications\n\nMaintain all required operational certifications and documentation\n\nContinuous Improvement Implementation\nImplement continuous improvement initiatives directed by Account Manager\n\nParticipate in root cause analysis and corrective action development\n\nProvide operational feedback and improvement suggestions to Account Manager\n\nShare operational best practices and lessons learned with team\n\nSupport knowledge transfer and training initiatives\n\nAdditional Responsibilities\nPerform additional operational tasks as required by the Account Manager\n\nSupport Account Manager in site reviews and strategic planning activities\n\nRepresent the site in operational meetings as directed\n\nIdeal Experience\nTertiary qualifications in mechanical, electrical or operational engineering discipline\n\n3-5 years of relevant experience in engineering or construction services\n\n1-3 years' experience in operation of electrical and mechanical services in Tier III or equivalent data centre\n\nCritical environment experience within hyper-scale sized site\n\nExperienced with CMMS platforms and operational reporting\n\nHands-on technical and supervisory experience
