Full accountability spans the complete vendor lifecycle-from selection and contract negotiation through service delivery quality assurance and payment reconciliation between client, JLL, and vendors.\nSuccess in this role requires deep understanding of building technical systems, team management capabilities, cross-functional coordination, and direct client engagement.\nThis role requires:\nHigh-pressure tolerance and resilience in a fast-paced manufacturing environment\nStrong communication, negotiation, and stakeholder management skills\nSharp judgment and situational awareness to navigate complex vendor, client, and internal dynamics\nFamiliarity with procurement platforms, JDE systems, or workflow management tools\nAbility to balance competing priorities: cost competitiveness, service quality, compliance, and client satisfaction\nKey Responsibilities\nIFM Procurement Management\nManage procurement processes for services and materials related to building technical systems including HVAC (Heating, Ventilation & Air Conditioning), Electrical & UPS Systems, Process Utilities, I&C (Instrumentation & Control), Fire & Life Safety Systems (LSS), and other MEP systems\nEvaluate, select, and manage technical service vendors/contractors, ensuring competitive quality and pricing\nNegotiate contracts, terms, and conditions with suppliers/vendors/contractors\nMonitor and evaluate supplier performance, ensuring SLA compliance\nTeam Management\nLead and develop the internal procurement team. Coach, mentor, and evaluate team members, fostering a culture of accountability, collaboration, ownership, and continuous improvement.\nBuild team capabilities in IFM technical knowledge and procurement processes\nAssign work, track progress, and ensure team KPIs are met\nEstablish end-to-end operational governance covering purchase order execution, supplier follow-up, deliverables monitoring, documentation management, and invoice processing.\nCross-Functional Coordination & Client Management\nWork closely with Operations, Engineering, Finance, EHS and other relevant teams within JLL\nEngage directly with client to understand requirements and advise on optimal procurement solutions\nBuild long-term relationships with client and stakeholders\nParticipate in regular client meetings, report progress, and results\nCost Control & Optimization\nDevelop and implement procurement strategies to optimize costs\nAnalyze spending, identify savings opportunities, and improve processes\nFinancial & Commercial Management\nReview and and approve service quotations (CBS/SSJ) from JLL to client, ensuring competitive pricing, accurate costing, and profitability targets\nOversee and and validate payment reconciliation processes between client, JLL, and vendors executed by the team\nEnsuere the team maintains proper invoice processing, documentation standards, and audit readiness\nRequirements\nExperience & Knowledge\nMinimum 3-5 years of procurement experience, preferably with IFM/FM service management background\nExperience in semiconductor manufacturing, high-tech facilities, or similar regulated environments (preferred) \nStrong understanding of building technical systems: HVAC, Electrical, LSS, MEP, and related maintenance/operations services\nFamiliarity with cleanroom operations, process utilities, or critical facility systems (advantage)\nExperience managing technical service contractors/vendors\nTeam management experience in procurement (minimum 3-5 years)\nKnowledge of contracts, negotiation, and risk management in procurement\nProven track record in process improvement, operational excellence, cost optimization, and KPI management.\nExperience supporting audits, internal controls, trade compliance, and regulatory requirements.\nCore Competencies\nHigh attention to detail: Meticulous in supplier evaluation, contract review, and quality control\nMarket awareness: Stay updated on pricing trends, new technologies, and procurement optimization opportunities\nLeadership skills: Ability to manage, motivate, and develop team members\nExcellent communication skills: Confident in engaging with clients, suppliers, and stakeholders at all levels\nAnalytical thinking: Process data, analyze costs, and make data-driven decisions\nNegotiation skills: Effectively negotiate to achieve the best outcomes for the company and client\nSoft Skills\nAbility to work independently and collaboratively\nEffective time management and prioritization\nFlexible and adaptable in dynamic work environments\nHigh sense of ownership and proactive approach\nEducation & Certifications\nBachelor's degree or higher in Business Administration, Engineering, or related field\nFluent in English (spoken and written)\nPersonal Attributes\nThe ideal candidate is meticulous and detail-oriented in their work, while also being sharp and market-aware with a keen eye for business opportunities.
