1. จัดให้มีการบำรุงรักษาอาคารให้อยู่ในสภาพดี รวมถึงการดูแลให้เกิดความปลอดภัยแก่ผู้ใช้อาคาร

2. อำนวยความสะดวกให้แก่ผู้เช่าต่าง ๆ ของอาคาร และผู้มาติดต่อ

3. ติดต่อประสานงานกับผู้ว่าจ้าง และพนักงานของผู้ว่าจ้าง

4. ติดต่อประสานงานกับผู้ว่าจ้าง/ตัวแทนของผู้ว่าจ้าง นำเสนอ และรับนโยบายในการปฏิบัติงานเพื่อให้เกิดประโยชน์กับอาคารสูงสุด

5. จัดหาและนำเสนอผู้รับเหมาให้ผู้ว่าจ้างรวมทั้งควบคุมงานให้เป็นไปตามความต้องการของผู้ว่าจ้าง

6. ตรวจสอบและติดตามผลการปฏิบัติงานของพนักงานฝ่ายอาคาร

7. ให้ความรู้และคำแนะนำแก่พนักงานทุกคน เพื่อให้ปฏิบัติงานได้อย่างมีประสิทธิภาพและตรงกับแนวทางในการปฏิบัติงานของบริษัทฯ

8. ควบคุมดูแลให้ผู้ใต้บังคับบัญชาปฏิบัติตามระเบียบวินัยของบริษัทฯ

9. เก็บรักษาและดูแลการเบิกจ่ายเงินสดย่อย

10. ควบคุมประสานงานกับบริษัทผู้ให้บริการต่าง ๆ ของอาคารเช่น กำจัดแมลง ลิฟท์ ฯลฯ

11. ควบคุมประสานงานกับบริษัทซึ่งเป็นผู้รับเหมาช่วง ของบริษัทฯ เช่นบริษัทรักษาความสะอาด บริษัทรักษาความปลอดภัย

12. ประสานงานกับหน่วยงานของราชการที่เกี่ยวข้อง

13. จัดเตรียมและตรวจสอบรายงานประจำเดือนเพื่อนำเสนอผู้ว่าจ้าง

15. จัดเตรียมแผนฉุกเฉินและให้มีการตรวจสอบอุปกรณ์เพื่อความปลอดภัยต่าง ๆ

16. จัดเตียมและนำเสนองบประมาณในส่วนต่าง ๆ ที่เกี่ยวเนื่องกับอาคาร

และ/หรือตามบริบทของหน่วยงานและได้รับมอบหมายจากผู้บังคับบัญชา

วิศวกรประจำอาคาร (BSE)

หน้าที่และความรับผิดชอบ

1. ปฏิบัติงานตามที่ได้รับมอบหมายจากผู้จัดการอาคาร

2. ช่วยเหลือผู้จัดการอาคารในการแก้ไขปัญหาต่าง ๆ ที่เกี่ยวข้องกับงานระบบตามที่ได้รับการร้องเรียนจากผู้เช่า

3. ให้ข้อแนะนำในการปฏิบัติงานแก่ช่างประจำอาคาร

4. ดูแลการปฏิบัติงานของช่างประจำอาคารให้เป็นไปตามแผนงานที่กำหนด

5. รายงานผลการดำเนินงานให้ผู้จัดการอาคารรับทราบ

6. จัดให้มีการซ่อมแซม และบำรุงรักษาอุปกรณ์ส่วนกลางของอาคารให้อยู่ในสภาพสมบูรณ์ตลอดเวลา

7. ประสานงานกับผู้รับเหมา ซ่อมแซมและบำรุงรักษาอุปกรณ์ภายในอาคาร

8. จัดตารางการทำงานประจำเดือนของช่างประจำอาคาร

9. จัดหาอุปกรณ์ และเครื่องมือให้มีใช้งานอย่างเพียงพอ

10. จัดตารางการบำรุงรักษาระบบต่าง ๆ ที่ติดตั้งในอาคาร พร้อมทั้งเอกสารการตรวจเช็คระบบ ให้ครบถ้วน

11. จัดหาผู้จำหน่ายสินค้า Supplier และเปรียบเทียบราคาอุปกรณ์

12. จัดทำข้อกำหนดการประมูลงาน

13. จัดทำเอกสารการปรับปรุงพื้นที่ หรือระบบอุปกรณ์ต่างๆ

14. วิเคราะห์การใช้พลังงานและจัดทำแนวทางในการประหยัดพลังงานและเกิดผลกระทบแก่ผู้เช่าอาคารน้อยที่สุด

15. จัดทำ บพอ. 1 และ บพอ. 2 เพื่อส่งต่อกรมอนุรักษ์พลังงานในกรณีที่อาคารอยู่ในข่ายที่จะต้องทำการอนุรักษ์พลังงาน

16. ตรวจเช็คและอนุมัติการเข้าทำงานของผู้รับเหมาที่ขออนุญาตเข้าทำงานในอาคาร

17. ดูแลให้ช่างปฏิบัติตนอยู่ในระเบียบของบริษัทฯ ตลอดเวลา

18. จัดทำแผนสำรองฉุกเฉินต่าง ๆ เพื่อเป็นแนวทางในการปฏิบัติของช่างอาคารในกรณีเกิดเหตุฉุกเฉิน
