Operating within a structured two-tiered delivery model, this role provides strategic governance, financial control, and client relationship management across multiple concurrent high-complexity capital initiatives-including core and shell developments and ground-up projects ranging from $30M to $100M+ in individual spend-while directing regional PM leads and local project management support teams who execute day-to-day field activities.\nYour day-to-day tasks will include:\nDirecting strategic program execution of major capital initiatives and ground-up developments across regional portfolio hubs\nServing as the primary point of escalation for complex project risks, schedule critical paths, municipal approvals, and contractor disputes across the portfolio\nManaging client executive relationships, portfolio fee structure alignment, and overall account governance\nOverseeing program-wide budget forecasting, Monthly Cost Reports (MCR), Value of Work Done (VOWD) tracking, and financial baselines\nEstablishing standardized playbooks for project intake, design reviews, Technical Due Diligence (TDD), and contractor procurement\nEnforcing risk mitigation guidelines and safety standards across all local delivery partners and general contractors\nSafeguarding key operational milestones, including the buffer between Contractor Handover and First Day of Business (FDOB)\nRequired Qualifications:\nBachelor's degree in Architecture, Engineering, Construction Management, or Business Administration\n12-15+ years of experience leading large-scale corporate real estate capital programs, ground-up developments, and tenant improvement portfolios\nProven track record directing multi-disciplinary teams and managing local PM sub-consultants\nDemonstrated experience maintaining client executive relationships at the Director and senior program level\nAdvanced expertise in master scheduling tools (Primavera P6 or MS Project)\nExperience with financial modeling and program-wide budget/cost forecasting\nProficiency in contract administration, including familiarity with GPMA Exhibit E-2 frameworks\nPreferred Qualifications:\nMaster's degree in a related field\nHands-on experience with e-Builder or comparable program management software\nFamiliarity with Technical Due Diligence (TDD) processes and standardized project intake playbooks\nWorking knowledge of Value of Work Done (VOWD) and Monthly Cost Report (MCR) methodologies\nExperience operating within a two-tiered program/local delivery model\nExposure to municipal approval processes and construction risk/safety compliance standards\nBackground in commercial risk management across multi-market regional portfolios\nThis position does not provide visa sponsorship.
