What this opportunity involves:

As a Senior Facility Manager at JLL, you will take ownership of the operational excellence and day-to-day management of commercial properties, ensuring seamless service delivery and tenant satisfaction. You'll serve as the primary operational liaison between tenants, contractors, and stakeholders, overseeing maintenance programs, compliance frameworks, and risk management strategies. This role requires you to balance technical expertise with strategic thinking as you manage budgets, coordinate essential safety measures, and lead contractor relationships. You'll leverage our comprehensive systems and Head Office support while taking direct responsibility for building performance, emergency preparedness, and ensuring all operations align with regulatory requirements and client expectations.

Key Responsibilities include:

• Serve as the primary operational contact for tenants, addressing service requests, fault reports, and operational matters while maintaining strong client relationships and satisfaction

• Oversee and manage preventative maintenance programs, ensuring contractors fulfill their obligations and all building systems operate safely and efficiently

• Coordinate Essential Safety Measures audits, Asset Liability Risk Assessments, and Environmental Audits, responding promptly to recommendations and maintaining full compliance with statutory regulations

• Manage the Customer Services Centre workflow, tracking service requests in real-time and ensuring efficient resolution of all tenant issues and building faults

• Supervise contractors to maintain clean, safe, and orderly operation of all common areas including foyers, lobbies, lifts, car parks, fire stairs, plant rooms, and electrical risers

• Prepare and manage operational expenditure forecasts and budgets in collaboration with Property Managers, arranging repairs within approved spending thresholds

• Develop and implement emergency and evacuation plans, conducting regular training sessions for staff and ensuring preparedness for building emergencies

• Oversee tenant fit-out management, issuing fit-out guides, reviewing compliance with lease conditions, and coordinating with project managers on capex works

• Maintain comprehensive on-site compliance documentation and contractor risk management plans, utilizing JLL's Cm3 system for contractor prequalification and induction

Sounds like you? This is what we're looking for:

• Minimum 5 years of experience in facility management, property operations, or building management within commercial real estate

• Demonstrated expertise in building systems, preventative maintenance programs, and contractor management

• Strong knowledge of Essential Safety Measures, WHS regulations, and environmental compliance requirements

• Proven ability to manage operational budgets, forecast expenditures, and control costs effectively

• Excellent communication and interpersonal skills with the ability to build strong relationships with tenants, contractors, and stakeholders

• Experience with computerized maintenance management systems (CMMS) and service request tracking platforms

• Understanding of emergency management procedures and evacuation protocols for commercial buildings

• Tertiary qualification in Facility Management, Property Management, Engineering, or related field (preferred)

• Certification in building operations such as FMA, CPP, or equivalent professional designation (preferred)

• Experience managing Class A commercial office buildings or mixed-use properties (preferred)
