POSITION: Senior Manager- Facility

Position Summary: Responsible for total Facilities Management functions for the Property and ensures trouble free Building Service systems

in the Building along with interaction with the Clients/ Occupants for day-to-day problem solving & troubleshooting.

Job Responsibilities:

· Oversee Complete Operation & Maintenance of E & M Services.

· Ensure adherence to SOP's for operation and maintenance activities of the Building.

· Plan and execute preventive and break down maintenance of all the plants and machine related to Building Services to provide trouble free

system - Power generation (DG sets), distribution of electrical system, electrical switch gear, central AC system, fire fighting and detection

system, electromechanical equipment, lighting of interior and exterior of the Building, water storage, treatment and distribution, elevator,

escalator etc.· Monitor key performance indicators of all equipments.

· Supervise miscellaneous civil and plumbing related work.

· Coordinate with the internal manpower and agency staff for all above related work.

· Provide help in making budgets for maintenance for the area in the Building and provide MIS for the same.

· Attend to the retailers complaints pertaining to the billing and addressing their issues.

· Check the contractors bills (manpower, civil, electrical, fire fighting contractor)

· Ensure proper maintenance of log books for any BS related complaint and getting the same repaired.

· To properly maintain and upkeep of records of all services under his charge and generating of MIS reports as per needed.

· Co-ordinate between Marketing, Customer Services, Accounts, Legal & Systems Departments for various issues related to Buildings

· Effectively manage CAM costs and Control, monitor the common area maintenance cost.

· Manage effective execution of facility projects.

· Ensure trouble shooting the building and equipment problems.

· Forecast and do advance planning of upcoming key maintenance activities / facility projects.

· Resolving / escalating key issues to the Operation Head.

· Conduct periodic audit of stores; stock levels, ABC analysis, etc. and redefine order levels as per the business demands.

OH&S Responsibilities:

· To monitor that all legal & Regulatory requirement are met in buildings under his control and non compliances if any resolved immediately.

· Monitor and ensure the Health of equipments and systems.

· Ensure full implementation of hazard identification and risk assessment technique.

· Ensure communication of risk control measure to concerned employee.

· The overall implementation of the OH&S objectives and plan for the entire Building under his control.

· Providing safe and healthy working conditions for staff.

· Promote awareness of Occupational Health & Safety, among staff

· Organizing HSE information and promotional program within the organization.

· Accountable for ensuring the implementation of HSE Policy, OH & S plan.

· Any other task/responsibility assigned by the management time to time.
