Acting as a technical subject matter expert you will be supported in achieving external qualifications and becoming globally recognised in Reliability & Asset Services.\nThis exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the TSSO, the Senior Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients existing systems energy management programs, maintenance programs and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Services program. Acquires and analyzes data from CMMS and other sources and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments to assure progress to plan. Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Consideration will be given to the cost limitations for equipment uptime/downtime, repair/replacement costs and weight, size, and availability of materials/equipment. Determines cost advantages of alternatives and develops action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures.\nPosition Responsibility of ESSENTIAL FUNCTIONS:\nRecognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.\nAsset Management\nWorks under general direction of Engineering Services Reliability & Asset Services platform for instruction in deploying client’s strategic asset management roadmap with matrix reporting back to the clients lead engineer (FM). Integrates data from multiple sources including; automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.\n\nSupport all efforts in the execution of site level Reliability & Asset Services programs and processes to effectively increase machine/facility system reliability and compliance.\n\nConducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.\n\nSupports JLL operational compliance program and follows company safety and health guidelines and other company policies.\n\nCoordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Reliability And Asset management improvements for maintenance and projects.\n\nReliability Engineering\nEquipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.\n\nResponsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.\n\nCreate and conduct Reliability studies, as well as understanding drawings and schematics.\n\nCreate risk mitigation strategies for critical assets that can be deployed across the asset portfolio\n\nInvestigate new technologies for reliability improvements\n\nConsiders impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.\n\nFacilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.\n\nCondition-based Maintenance\nThe understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically\n\nPlans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.\n\nExperience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.\n\nExperience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.\n\nWorkflow Management\nMaintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.\n\nDevelop and maintain “Key Performance Indicators\" of equipment reliability.\n\nEnsure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).\n\nEnsure equipment history is maintained and analyzed for future trends\n\nActively collaborate with Maintenance and Planning groups\n\nCapital Asset Renewal/Capital Planning\nExecute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database format\n\nCompile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs\n\nSupports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.\n\nPerforms other work as assigned.\nExperience:\nBS in an Engineering discipline, mechanical or electrical preferred.\n\n10 years’ plus experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.\n\nExperience in critical environments preferred (data centers, laboratories, manufacturing environments, etc.)\n\nExtensive knowledge of mechanical, electrical, plumbing and fire suppression systems.\n\nExtensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.\n\nExperience in delivering training, coaching and mentoring using a variety of tools and techniques\n\nExperience working with Computerised Maintenance Management Systems (CMMS) / Enterprise Asset Management (EAM) systems\n\nExperience in Business analysis and/or Asset Management and/or analysing risk\n\nPractical experience developing and optimisation of maintenance strategies and plans\n\nExperience implementing and/or working with Management Systems i.e. (ISO9001, ISO55001)\n\nAsset whole lifecycle costing and total cost of ownership\n\nExperience of multi-disciplinary projects and the application of system integration techniques across multiple type of assets\n\nSkills\nProven ability to read, comprehend and apply information from technical manuals and other reference materials\n\nAbility to make informed recommendations in situations where data sets may be incomplete\n\nAbility to communicate well in both oral and written reports\n\nStrong organization skills and ability to multi-task\n\nAbility to balance multiple stakeholder requirements\n\nAble to interpret how the organisational goals and strategy translate into service or departmental activity\n\nStrong Microsoft Excel skills and ability to manipulate large amounts of data accurately using different spreadsheet formats\n\nCompetencies\nStrong interpersonal skills and collaborative approach - “One Family, One JLL”\n\nEnergises others by showing passion and commitment\n\nSelf-aware; actively seeks, shares and actions feedback on own performance and of team.
