You will take charge of all technical assets within the residential property, manage the engineering team, and support the Property Manager / Assistant Property Manager/ Technical Manager/ Chief Engineer in coordinating technical matters with clients and residents.\nkey responsibilities will include:\nManaging and maintaining electromechanical and utility services at the site with the support of the technician team.\nPreparing and implementing Planned Preventive Maintenance (PPM) schedules and work & update the Brightstone/ JLL PPM platform online.\nConducting regular site inspections to identify risks and defect areas.\nReviewing the work of subordinate staff and providing guidance wherever required.\nEnsuring proper documentation, tracking, and follow-up of assets under Defect Liability Period (DLP) and AMC/CAMC contracts.\nSupporting hiring, training, and development of maintenance staff.\nAssist in budgeting controls and monitoring SLAs and KPIs for Brightstone and outsourced agencies to ensure effective delivery service.\nMaintaining service level agreements and ensuring performance indicators remain at excellent levels.\nReviewing vendor quotations and invoices.\nEnsuring proper attendance signoffs and submission of all required details for cost sheet preparation.\nEnsuring timely submission of client-approved cost sheets to the Estate office and following up for invoicing.\nScheduling monthly vendor meetings to review operational matters and ensure corrective actions are implemented.\nPlanning and implementing energy conservation initiatives.\nPreparing monthly utility reading sheets with occupants and ensuring all checklists and logbooks are updated as per schedule.\nMaintaining history cards for all equipment.\nAttending major complaints, escalating issues when required, and coordinating with technical staff for resolution.\nEnsuring work permits are in place and safe working practices and procedures are followed.\nAssisting the Property Manager / Assistant Property Manager/ Technical Manager/ Chief Engineer in conducting risk assessments and implementing mitigation measures.\nSupporting root cause analysis during system failures and breakdowns.\nPreparing corrective, preventive, and emergency response action plans.\nParticipating in evacuation drills and being part of the ERT/QRT team.\nMaintaining reports such as DMR and MMR.\nCoordinating with regional and corporate teams to ensure timely closure of reports and compliance requirements.\nPromoting and implementing the safety philosophy: “No Safety, No Work.”\nWork Schedule: Shift wise includes night shift.\nReporting: You will be part of the site team and will report to the Property Manager / Assistant Property Manager/ Technical Manager/ Chief Engineer\nQualification:\nDegree / Diploma in Electrical Engineering.\nMinimum 6-7 years of experience in Property Management.\nCandidates with prior residential site experience will be preferred.\nKnowledge of building systems, utilities, safety practices, and vendor management is desirable.\nThis role requires coordination with multiple teams and stakeholders. You should possess strong attention to detail, problem-solving abilities, and technical troubleshooting skills.
