The Assistant Superintendent will also coordinate subcontractor work in all areas, including framing, roofing, concrete, sheetrock, HVAC, electrical, plumbing, masonry/plaster, earthwork, retaining walls, pools, painting, cabinets, counters, flooring, and landscaping as assigned by the Superintendent.\nEssential Functions & Responsibilities:\nAct as a representative and advocate of JPI’s Culture and Guiding Principles.\n\nResponsible for quality, schedule, and performance for assigned trades/sections of the project.\n\nPerform Material Manager duties.\n\nConduct inspections, prepare punch lists, and ensure that each item on the list is completed satisfactorily prior to inspection.\n\nAct as lead when turning units.\n\nSchedule and inventory deliveries of directly purchased materials such as lumber, trusses, rough hardware, windows, flag poles, fire extinguishers, mailboxes, temporary door locks etc.\n\nCoordinate trash dumpster deliveries.\n\nOrder rented equipment and maintain equipment.\n\nAssess the status of construction to determine the order in which to complete the project.\n\nPrepare agenda and minutes of safety/production meetings as assigned by supervisor.\n\nSchedule third-party and city inspections, as assigned by the supervisor.\n\nInspect subcontractors’ work for compliance with Quality Control and ADA/FHA checklists.\n\nMaintain and enforce the company’s safety policies.\n\nConduct safety walks with the safety inspector.\n\nConduct safety walks and record in Procore.\n\nConduct QC inspections for all required phases of construction.\n\nCoordinate temporary laborers.\n\nSchedule dumpster hauling.\n\nHelp prepare information pertaining to RFI’s.\n\nReview approved submittals before engaging the subcontractor to work.\n\nSchedule pre-con meetings with subcontractors.\n\nHelp prepare as-built information.\n\nSchedule city inspections and participate in the actual inspections. Conduct rough frame walks and coordinate readiness for an inspection.\n\nMaintain temporary facilities on-site.\n\nCoordinate parking of workers.\n\nHelp prepare and maintain 2 and 4-week look ahead schedules.\n\nCoordinate the box walks.\n\nCoordinate the mock-ups.\n\nSchedule and coordinate the elevator construction.\n\nWork with the punch carpenter for accuracy and completeness.\n\nCoordinate and maintain storage/laydown areas, temporary toilets, handwash stations, parking, and clean-up labor.\n\nNon-Essential Functions & Responsibilities:\nLock up and close down the job site.\n\nSign in new building materials.\n\nAssist in the resolution of on-site subcontractor issues.\n\nConduct COVID temperature checks.\n\nCompile information on subcontractor employee head\n\nOther duties may be assigned by the supervisor\n\nEducation, Work Experience, & Physical Requirements:\nHigh School diploma or equivalent. A Bachelors degree in construction or a related field is preferred.\n\n4-6 years of experience preferred.\n\nMinimum of five years of construction experience with at least three years of multi-family construction experience required.\n\nMust be familiar with multifamily construction procedures.\n\nMust have a good working knowledge of construction scheduling practices\n\nMust be PC proficient.\n\nGeneral Base Pay Range\nPlease note that the posted annual base pay range reflects the anticipated compensation range for this position at the time of posting. Actual compensation offered will be determined based on a variety of factors, including the candidate’s experience, skills, qualifications, internal equity with existing associates, and the Company’s budget at the time of the offer. This range applies to base salary only.
