The Senior Superintendent will lead teams for Wraps, Podiums, and Type I Construction and is responsible for creating and leading a jobsite culture that promotes mentoring, growth, and accountability for all field related aspects of the project.\nEssential Duties & Responsibilities:\nAct as a representative and advocate of JPI’s Culture and Guiding Principles.\n\nTreat all project team members in a respectful and professional manner. A project team consists of JPI Field Associates, JPI Associates from other departments, Building Officials, Trade Partners, etc.\n\nDevelop and maintain a TEAM culture on the project site.\n\nClearly, and constructively, communicate to all project team members, as listed above, while maintaining all appropriate documentation of conversations.\n\nAssist PM with OAC meetings.\n\nEffectively communicate with the PM any issues arising with cost implications or schedule delays.\n\nEnsure the project meets or exceeds expectations by consistently monitoring safety, scheduling, quality control, and all applicable code requirements in accordance with plans and clarifications.\n\nSenior Superintendent will be responsible to develop and implement a program to ensure timely delivery of materials to meet the project timelines and requirements.\n\nSr. Superintendent will be a proficient scheduler and will develop and maintain a complete jobsite schedule encompassing all aspects of his/her specific jobsite. Sr. Superintendent will be responsible to communicate, upload to Procore, and distribute the schedule to the field team.\n\nWeekly Subcontractor meetings to be conducted by the Senior Superintendent to include, but not limited to a look ahead schedule review, safety, SWPPP, quality control, RFI’s, submittals, coordination items, toolbox topics, etc.\n\nSenior Superintendent will be responsible for a thorough plan review prior to going vertical. Plan review to include, but not limited to; Fair Housing Compliance, Code Compliance, Constructability, Long Lead Items, Turn Sequence (Including Jurisdictional requirements), Egress, Dimensional Conflicts, Quality Control, Potential MEP conflicts, Etc. All Deviations from Plans/Specs to be documented through RFI’s in advance of vertical construction starting.\n\nOversee the development and closure of all RFI’s.\n\nOversee the receipt, review, and approval of all Submittals.\n\nDelegate workload to field team to accomplish schedule, quality, safety, and budgetary requirements. Follow up to ensure timely and accurate completion.\n\nLead effort to promote safety culture on the project.\n\nOversee all administrative functions of the project.\n\nOversee the preparation and storage of all documents required for project close-out.\n\nNon-Essential Duties & Responsibilities:\nAssist in local permitting process and meet with Building Officials as necessary.\n\nEnsure that all training requirements are met for field staff (JPI Procedures & Safety).\n\nMaintain petty cash card and receipts.\n\nOther duties may be assigned by Project Manager and General Superintendent.\n\nEducation, Work Experience, & Physical Requirements\nHigh school diploma or equivalent. Bachelor’s degree in construction or related field is preferred.\n\n7-9 years of experience as a Superintendent.\n\nOSHA 30 HR (Must be completed within 90 days of Hire)\n\nAssist in local permitting process and meet with Building Officials as necessary.\n\nEnsure that all training requirements are met for field staff (JPI Procedures & Safety).\n\nMaintain petty cash card and receipts\n\nPrefer a Minimum of 8 years of construction experience.\n\nPrefer a minimum of 5 years multi-family construction supervisory experience required.\n\nMust be familiar with multi-family construction procedures.\n\nMust have good knowledge of construction building codes.\n\nMust have good working knowledge of construction scheduling practices and software.\n\nMust be PC proficient.\n\nOther duties may be assigned by Project Manager and General Superintendent.\n\nGeneral Base Pay Range\nPlease note that the posted annual base pay range reflects the anticipated compensation range for this position at the time of posting. Actual compensation offered will be determined based on a variety of factors, including the candidate’s experience, skills, qualifications, internal equity with existing associates, and the Company’s budget at the time of the offer. This range applies to base salary only.
