The position will report to the Technical Manager.\nEssential Functions & Responsibilities\nDesign Phase Risk Management\nLead constructability reviews and de-risking sessions during each design milestone.\nCoordinate with consultants and trade partners to validate critical systems for install and serviceability.\nDevelop and maintain a risk register and mitigation plan through the design phase.\nAudit drawing packages and flag design elements that historically cause rework or schedule impacts.\nOperational Requirements & Design Translation\nWork with operations, property management, and facilities teams to codify technical operational requirements.\nEnsure these requirements are embedded into construction documents with detailed annotations and references.\nLead feasibility studies when site constraints (e.g., tight setbacks, utility conflicts) challenge standard solutions.\nValue Analysis\nSupport final Best Value decisions in collaboration with construction, design and development teams and ensure that they are reflected in IFC (issued for construction) drawings sets.\nEvaluate alternative systems or materials that offer lifecycle cost benefits without sacrificing design intent.\nValidate Best Value suggestions with historical cost data and constructability input from trade partners.\nVDC & Design for Execution (DFX)\nSupport BIM/VDC utilization to align clash detection with sequencing and layout planning.\nMonitor model and standard compliance across disciplines.\nLong-Lead Submittals\nCoordinate early submittal packages for long-lead materials.\nEnsure alignment between design details and vendor shop drawings or prefabrication specs.\nInterface with design team to identify and eliminate documentation gaps.\nLogistics & Site Phasing\nCreate comprehensive site logistics plans aligned with construction duration (OPC), safety zones, and delivery flow.\nValidate takt zone layout with project scheduling and collaborate with superintendents to confirm constructability.\nManage pre-approval workflows for JPI-certified subs and track the status of long-lead items.\nOversee early-stage site utilization planning to inform leasing and development timelines.\nEducation, Work Experience, & Physical Requirements\nBachelor’s in Construction Management, Civil Engineering, Architecture or a related field.\n6-10 years of Experience in design management and construction, preferably in the multifamily industry.\nStrong understanding of construction sequencing, drawing details, logistics planning, site phasing, and utility coordination.
