Guided by integrity, teamwork, continuous improvement, and genuine care for our people, JRM provides an environment where employees can grow and help shape the company’s long-term success.\nJob Summary\nJRM is seeking an Assistant Project Manager who will assist Project Managers in the planning, management, and execution of work for assigned construction projects. A fast-paced position that requires fine attention to detail, as you will be responsible for managing projects to meet quality standards, owner expectations, and profitability. The candidate must demonstrate the ability to work well under pressure.\nResponsibilities and Duties\nAccurate and timely management of all paperwork and coordination for assigned projects including pre-construction surveys, site logistics plan, and project punchlist.\nActively participate in internal team/huddle meetings such as scope reviews and project kick-off, and lead and document weekly internal team coordination meetings.\nReview, understand, interpret, and manage project daily logs, RFIs, submittals, estimating packages, leveling documents, sub-contracts, and specifications.\nUnderstand contract, job specifications, and floor plans to ensure timely start and finish, safety, quality of work, and subcontractor performance for each phase of construction.\nDistribute and monitor progress of drawings/sketches, submittals, RFIs, schedules, and punchlists to subcontractor and JRM team members in a timely fashion to maintain the project schedule.\nAssist Project Managers of assigned projects on all project related financials and have a full understanding of the approved project budget, forecasting any changes.\nNegotiate, administer, and monitor owner and subcontractor Change Orders (including the issuance of Purchase Orders) and manage the resulting cost and profit impact.\nTrack approved and pending Change Orders against the approved project budget.\nCoordinate all final close-out procedures for the project including as-built drawing, punchlists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close-out, letter of substantial completion, and Letters of Recommendation.\nIdentify potential problems and provide resolutions proactively.\nPerforms other related duties as assigned.\nQualifications and Skills\nBachelor’s Degree and minimum of 3 years of experience, or equivalent combination of education, training and/or experience.\nPrior experience working for a commercial general contractor is preferred.\nResourceful, driven, self-motivated individual who can manage detailed financial obligations and objectives.\nMust be able to efficiently multi-task.\nExcellent time management and organizational skills.\nAbility to work well under the pressure of deadlines and meet them.\nDemonstrate proficiency in reading commercial construction plans and specifications.\nComputer Systems\nRequired: Microsoft Office (Excel, Word, PowerPoint, and Outlook)\nPreferred: MS Project, Procore, Timberline, and Bluebeam\nSalary Information\nTo the extent this position is performed in New York City, the annual salary range for this role is $100,000 - $125,000.\nAll qualified applicants will receive consideration for employment at JRM without regard to race, color, religion, sex, sexual orientation, gender identity, national origin, disability, veteran status, or other characteristics protected by law. \nThe salary range listed in job postings reflects the Company’s good-faith estimate at the time of posting.
