The incumbent must possess excellent leadership skills, as well as be able to successfully set, observe and re-evaluate project priorities frequently.\nResponsibilities\nResponsible for overseeing the efforts of all project activities and personnel.\nCoordinate with Estimating Department to formulate award schedule for trades during pre-construction.\nAcquire a thorough understanding of project requirements and objectives; review all project documents, including drawings, specifications, contracts, scope of work, and construction schedule and manage compliance with these requirement and objectives.\nCoordinate and facilitate both internal and building kick-off meeting with all key participants.\nPrepare and issue project documents including progress reports, detailed project schedule updates, and financial/budget updates.\nMaintain good relationships with owners, subcontractors, unions and other interested parties. Initiate periodic meetings and other forms of communication with project team members and/or client as appropriate, to acquaint them with unresolved problems and to ensure an adequate degree of coordination as needed between disciplines.\nForecast and track the amount of labor, managerial and material costs necessary to complete a project.\nPerform project status reviews by monitoring project schedule, submittal/RFI logs and open items\nMonitor project scope for changes affecting budget and/or schedule; identifies cause, advises client, and negotiates changes in fee as appropriate.\nManage project budget, minimize, and track expenses; provide finance reporting as needed.\nEnsure timely and accurate invoicing, monitor receivables for project as well as subcontractor pay schedule.\nEnsure subcontractors provide certificates of insurance that meet contractual requirements prior to mobilization.\nResolve subcontractor claims during subcontractor close-out period.\nEnsure punchlist completion and Department of Buildings sign off.\nOrganize and deliver project close-out/As-Built documents.\nQualifications\nAt least five years of relevant experience as a Project Manager, preferably experience building for city and/or state agencies\nMust have strong client relations skills and a collaborative disposition\nDemonstrate proficiency in reading commercial construction plans and specifications\n10-Hour OSHA Construction Safety and Health Certification is a plus but not required\n4-Hour Supported Scaffold User Certification is a plus but not required\nComputer Systems\nMicrosoft Office (Excel, Word, PowerPoint, and Outlook), Procore (preferred but not required), and Timberline (preferred but not required)\nSalary Information\nTo the extent this position is performed in New York City, the annual salary range for this role is $150,000 - $225,000.\nNote: The comp range and the description are for ALLlevels of Project Manager (Public Sector)! \nAll qualified applicants will receive consideration for employment at JRM without regard to race, color, religion, sex, sexual orientation, gender identity, national origin, disability, veteran status, or other characteristics protected by law. \nThe salary range listed in job postings reflects the Company’s good-faith estimate at the time of posting.
