Publicly listed since 2004, KRG has nearly 60 years of experience in developing, constructing and operating real estate.\nJOB SUMMARY\nThe Tenant Improvement Project Manager has direct responsibility to manage the budgetary functions of projects in their property/region and is responsible for making day-to-day decisions regarding said budget and the management of expenses and revenue independent of oversight from upper management. Responsibilities include reviewing and commenting on Tenant construction lease language, managing Tenant design and construction teams to ensure timely completion, managing design and construction teams to complete Landlord work projects from pad turnover, inline small shops, ground up turnkey and Junior Box Tenants.\nDUTIES AND RESPONSIBILITIES\nManages all phases of construction projects from pre-development to construction to turnover. \nCoordinates design, project scopes, constructability, and economics based on project parameters (KRG Departments, Tenants Requirements, Municipalities). \nCreates bid packages, solicits proposals from contractors, and analyzes proposals for scope and cost. \nNegotiates and manages construction contracts. \nMonitors project costs and schedule. \nAnalyzes and reports on project costs internally. \nReports on project status and cost. \nCoordinates with municipalities on all phases of the project life cycle (permits, inspections, closeout. Communicates and negotiates with Tenants before, during, and after project life cycle. \nNegotiates and administers contract changes to contractors and vendors. \nManages turnover of project from Construction to Property Management (Operating Property). \nManages reporting and communication between departments; Leasing, Development and Finance. \nAttends and reports in as needed in REC and monthly projected openings budget meetings. \nOrganizes and provides necessary tools to aid leasing agents in gaining proposed tenants. \nManages an internal project team and overall project as DRI. \nCoordinates with jurisdictional agencies to obtain permit approvals. \nPrepares and manages project schedules to meet lease deadlines. \nReviews and approves construction drawings for both Kite work and tenant work. \nDevelops and maintains project budgets. \nReviews, approves, and processes Tenant Improvement Allowance Requests. \nMaintains Plan Data and educates Kite employees on using the system.\nQualifications\nJOB REQUIREMENTS\nBachelor's degree (B.A./B.S.) from a four-year college or university; related experience to 3 to 5 years and/or training; or equivalent combination of education and experience.\nRequires demonstrated knowledge about construction.
