This role would exclusively support the property development functions.\nJob Duties/Responsibilities\nReview, revises and analyzes leases, letters of intent, amendments, declarations, easements and other real estate and development related contracts.\nReview title and survey for sites, draft title objection letters and internal memos, communicate professionally with sellers, title companies, surveyors and landlords regarding the same.\nReview, revise and analyze purchase agreements to prepare comprehensive closing checklists, closing documents and coordinate internally and externally to achieve efficient closing on real estate.\nPrepare first drafts of simple purchase agreements, amendments to purchase agreements and leases and other correspondence for review and approval by attorneys.\nAssist property development attorneys, paralegals and business counterparts in all aspects relating to real estate and development, including property management and lease administration.\nTrack and manage critical dates within contracts.\nReview due diligence and respond to due diligence requests.\nReview and assist with joint venture agreements and property management agreements.\nPrepare first drafts of less complex property management agreements and amendments\nAnalyze whether real estate and broker licenses are needed for Life Time Living and Life Time Stay business lines in new jurisdictions. \nTrack status of real estate and broker licenses and permits in various jurisdictions for Life Time Living and Life Time Stay business lines.\nMinimum Required Qualifications \nExperience in reviewing, revising and analyzing leases.\nExperience in reviewing, revising and analyzing purchase agreements.\nExperience in preparing for and managing real estate closings.\nExperience in reviewing title and survey.\nExcellent oral and written communication skills.\nHighly organized.\nStrong critical thinking and analytical skills, including ability to define problems, collect and analyze data, draw valid conclusions and recommend solutions.\nAble to effectively multi-task with tight deadlines independently and on a team with diverse personalities and work styles. \nSelf-motivated.\nAble to build strong interpersonal/working relationships with Life Time business unit owners\nAbility to operate a personal computer, including strong experience with Microsoft Word, Excel, Outlook, WebEx, Microsoft Teams, Smartsheets and PowerPoint.\nExperience in real estate and broker licensing requirements.\nExperience with various types of real estate joint ventures.\nExperience with property management agreements.\nEducation:\nA.A. degree, but B.A. degree preferred\nYears of Experience:\n5 to 10 years’ experience as real estate paralegal, preferably in-house or law firm\nLicenses / Certifications / Registrations:\nn/a\nPreferred Qualifications:\nBachelor's Degree in a related field\nExperience at a in-house and/or law firm\nAble to effectively multi-task with tight deadlines independently and on a team with diverse personalities and work styles\nSelf-motivated\nAble to build strong interpersonal/workingrelationships with Life Time business unit owners\nAbility to operate a personal computer, including strong experience with Microsoft Word, Excel, Outlook, and PowerPoint\nPay\nThis is an hourly position with wages starting at $33.75 and pays up to $46.75, based on experience and qualifications.Benefits\nAll team members receive the following benefits while working for Life Time:\nA fully subsidized membership\n\nDiscounts on Life Time products and services\n\n401(k) retirement savings plan with company discretionary match (21 years of age and older)\n\nTraining and professional development\n\nPaid sick leave where required by law\n\nFull-time Team Members are eligible for additional benefits, including:\nMedical, dental, vision, and prescription drug coverage\n\nShort term and long term disability insurance\n\nLife insurance\n\nPre-tax flexible spending and dependent care plans\n\nParental leave and adoption assistance\n\nPaid time off, including 5 to 20 vacation days per calendar year (based on tenure) and paid sick leave\n\nDeferred compensation plan, if the team member meets the required income threshold\n\nLife Time is a place for everyone.
