(LMI)\nLocation: Richmond, Virginia\nLighting Maintenance Inc. is seeking an experienced Project Manager / Estimatorto join our Richmond Roadway Division. This position will manage roadway lighting, street-lighting, transportation, municipal, and related electrical infrastructure projects from estimating through final closeout.\nWe are looking for a hands-on construction professional who understands both field operations and project financials. The ideal candidate can review plans, estimate work, coordinate crews and equipment, manage project documentation, monitor costs and productivity, and ensure projects are completed safely, efficiently, and profitably.\nKey Responsibilities\nEstimate roadway lighting and electrical infrastructure projects.\nReview plans, specifications, contracts, and scopes of work.\nDevelop project budgets, schedules, manpower plans, and equipment requirements.\nCoordinate field crews, subcontractors, materials, equipment, traffic control, and lane closures.\nTrack labor, materials, production quantities, equipment costs, and project profitability.\nManage RFIs, submittals, purchase orders, change orders, and project documentation.\nIdentify changed conditions and additional scope and ensure extra work is documented and billed.\nCoordinate with customers, inspectors, engineers, utilities, and government agencies.\nManage unit-price quantities, T&M documentation, billing support, and project closeout.\nProactively identify and resolve scheduling, staffing, material, and field issues.\nQualifications\n5+ years of project management and/or estimating experiencein roadway, electrical, transportation, infrastructure, or related construction.\nExperience working for an electrical, roadway, infrastructure, or transportation contractor.\nAbility to read and interpret construction plans, electrical drawings, specifications, and contracts.\nStrong knowledge of estimating, field operations, construction sequencing, and project cost control.\nExperience managing field crews and multiple active projects.\nStrong communication, organization, follow-through, and problem-solving skills.\nProficiency with Microsoft Office and construction/project-management software.\nValid driver's license.\nPreferred Experience\nExperience with any of the following is strongly preferred:\nVDOT or transportation-agency projects\nRoadway and street lighting\nHighway lighting systems\nGovernment or municipal contracts\nUnit-price projects\nTraffic control and lane closures\nUnderground conduit, trenching, or directional boring\nPole and foundation
