This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. The Project Manager will also assist in defining project objectives and oversee quality control throughout its life cycle.\nESSENTIAL DUTIES AND RESPONSIBLITLIES\nWork with the Development Team and/or Leasing Team to develop project requirements.\nProcure and manage design services on projects.\nWork with the city to obtain permits /entitlements.\nProcure and work with surveyors and excavators to establish boundaries, site grades, and site controls.\nProcure and work with Surveyors, Utility Contractors and Excavators to develop infrastructure. \nProcure and work with geotechnical engineers to procure soil reports and administer solutions.\nCoordinate the removal/fill of dirt on future developments and on-going projects.\nWork with owners, engineers and architects to value engineer projects.\nPrepare agendas for meetings with owners, tenants, architects, engineers, designers, and trade contractors.\nDevelop preliminary schedules and budgets.\nAssist the implementation of the corporate safety program.\nHave the necessary experience and knowledge to estimate all types of projects.\nCoordinate initial proposals with Accountants, Development Team and Leasing Team.\nWork with Accountants on detailed descriptions of change orders, request for proposals, and project overages.\nContinuously justify job estimates with preliminary proposals so that it mirrors all tasks of the proposed plans.\nUpdate and assess the monetary status of the job and take the necessary action to limit unnecessary job costs.\nEducate colleagues to better understand construction documents.\nWillingness to become a LEED Accredited Professional and a leader in sustainable design. \nMeet with sales representatives or potential trade contractors.\nEncourage/implement continuous improvement and lean production.\nStrong understanding of Research Facilities, Multi-Story Office Buildings, Retail Centers, Apartments/Condos, Call Centers, Government Facilities and Land Development.\nEnsure all certificates and final inspections have been obtained prior to project close out.\nMaintain good relations with prospective tenants, clients, owners, personnel and trade contractors.\nPerform all other duties assigned and those that may be necessary to achieve company and departmental goals. \nJOB REQUIREMENTS\nAbility to establish confidence with potential clients to procure the sale of a construction project / property.\nExtremely knowledgeable about all aspects of the construction process and have the skill and insight to bring the construction division to the next level.\nIntuition to stay abreast with technological advancement and innovative design.\nStrong problem solving skills; think outside the box and willingness to question the overall design.\nConceptual estimating: Able to establish budgets for complete projects from early schematics.\nFast Track Budgeting / Estimating: Able to protect budgets during early phases of construction while final drawings are still in development. \nStrong knowledge of the detailed aspects in mechanical, electrical, structural and architectural reasoning.\nAbility to manage trade contractors and understand the timing of related tasks.\nStrong understanding of OSHA requirements and the ability to work well with OSHA inspectors.\nAbility and desire to assist in guiding our company to become a leader in energy efficient and sustainable design and construction.\nAbility to establish a positive rapport and maintain good working relationships with the owners and clients through the completion of the project.\nTrue desire to complete a project with conscious care, commitment and concentration.\nStress Management.\nActive member of the community.\nHigh degree of flexibility and tolerance for change. \nComputer literate. \nExcellent organizational and follow-through skills.\nAbility to carry out multi-task projects.\nAbility to work well with diverse groups or individuals.\nRegular and consistent attendance.\nEDUCATION and/or EXPERIENCE\nBachelor’s Degree preferred in related field; 3 years or more related experience and/or training, or equivalent combination of education and experience.\nCOMPANY VALUES\nDo the Right Thing.
