The role establishes departmental standards, manages workflow performance, oversees vendor governance, monitors KPIs, coordinates month-end AP activities, and ensures invoice processing is executed accurately, timely, and in accordance with company policies. The position is designed to operate in a technology-enabled environment utilizing PayScan, AvidXchange, automated approval workflows, and exception-based management rather than traditional manual invoice processing.\n\nResponsibilities include, but are not limited to:\n\nAP Governance, Controls & Compliance\nEstablish and maintain AP policies and procedures\nGovern invoice workflow standards and approval controls.\nMaintain segregation-of-duties controls.\nMonitor compliance with company purchasing and payment policies.\nOversee vendor governance and vendor master controls.\nEnsure AP activities comply with audit and regulatory requirements.\n\nAP Operations Leadership\nLead and develop AP Supervisors and AP Operations Specialist.\nMonitor workload distribution and operational performance.\nResolve escalated AP processing and approval issues.\nCoordinate month-end AP close activities.\nOversee AP exception management and remediation efforts.\n\nReporting, Analytics & KPI Management\nMaintain AP KPI dashboards and performance reporting.\nMonitor invoice aging and approval-cycle performance.\nAnalyze processing trends and operational bottlenecks.\nDevelop recommendations for process improvement and automation.\nReport material AP risks and performance concerns to leadership.\n\nAudit, Vendor & Financial Support\nCoordinate AP audit support activities.\nOversee 1099 reporting and compliance.\nSupport Financial Reporting and Corporate Accounting during audits and close.\nEnsure documentation standards are maintained.\nSupport vendor relationship governance and issue resolution.\n\nCross Functional Collaboration\nPartner with Corporate Accounting, Financial Reporting, Property Accountants, Property Management, Asset Management, Procurement, and external auditors.\nCoordinate with Treasury and Banking teams when payment-related issues require escalation.\nSupport organizational initiatives involving workflow automation and AP process improvements.\n\nMinimum Education Requirements:\nBachelor's degree in Accounting, Finance, Business Administration, or related field preferred.\nMinimum Years of Experience Required:\n7+ years of Accounts Payable experience\n3+ years of AP leadership experience\n Additional Knowledge, Skills and Abilities:\nAffordable housing, real estate, or property management experience\nExperience with workflow-based AP environments\nStrong Excel and reporting skills are required\nMust have excellent organizational and communication skills\nExperience with Yardi, Avidexchange, PayScan\nExperience leading process-improvement initiatives.\nMust have Experience Managing a team of direct reports \n\nCompetencies/Essential Job Functions:\nThis position consists mainly of light physical work. The position may require exertion of up to 10 pounds of force occasionally to lift, carry, push, pull or otherwise move objects, including the human body.
