Service as an extension of Property Management.\n\nResponsibilities include, but are not limited to:\nResponsible for maintaining, tracking and administering all maintenance related tasks working closely with the building Superintendents and property management \nResponsible for assigning work to contracted vendor and performing quality control until project is completed \nAbility to delegate tasks and responsibilities to maintenance team and Superintendent in an effective, and efficient manner\nRequest, compare and bid-level vendor proposal estimates \nSource maintenance supplies and equipment for building related repair projects \nLook for best prices available \nResolve property related emergencies as needed \nMust display the ability to multi-task extremely well and display the ability to complete tasks and projects on time.\nTrack and manage projects with contractors and maintenance staff and obtain status updates\nPeriodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed\nDevelops standards for the cleanliness and overall appearance of the property grounds, amenities, building exteriors, make-ready units, leasing office and other buildings and common areas\nSupports cost-cutting and expense control initiatives by completing internal repairs, when possible, reduce use of contracted services\nDocument daily progress reports and maintain daily maintenance logs\nPerform weekly supply room inventory audit, ordering supplies when necessary.\n\nMinimum Education Requirements:\nHigh School Diploma or equivalency \nTechnical training or other trade school or organizations preferred in: Construction, Electrical, Plumbing Carpentry, Apartment renovations, Low-pressure boilers\n\nMinimum Years of Experience Required:\n5+ years of experience as a Maintenance Manager, Superintendent or Project Manager\nA minimum of 2 years’ experience managing union/non-union maintenance employees \n\nAdditional Knowledge, Skills and Abilities:\nProficiency in Microsoft Word and Excel is required. \nProficiency in Yardi, Avid, Site-Compli, HappyCo.\nWorking knowledge of low-pressure boilers, fire safety systems, HVAC/ Heating equipment\nAbility to follow OSHA guidelines and use safer work practices at all time\nAbility to interact with residents and handle complaints with reasonable discretion\nKnowledge in all building repair trades, purchasing procedures and work safety requirements \nAbility to keep accurate and detailed records\n\nCompetencies/Essential Job Functions:\nThe position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently, and/or negligible amount of force to lift, carry, push, pull or otherwise move objects, including the human body.
