Mechanical Commissioning Lead

LotusWorks is seeking an experienced Mechanical Commissioning Lead to oversee and execute commissioning activities for mechanical systems within a mission-critical environment. The Mechanical Commissioning Lead will be responsible for developing commissioning plans, verifying installation and system performance, leading testing activities, managing deficiencies, and ensuring systems are ready for safe and reliable operation.

The ideal candidate will have 3+ years of mechanical commissioning experience, preferably within semiconductor facilities such as semiconductor manufacturing, data centers, pharmaceutical facilities, or other highly regulated environments. This individual should have strong knowledge of commissioning processes, mechanical systems, construction documentation, testing procedures, and industry standards.

Responsibilities:

• Develop and implement detailed mechanical commissioning plans aligned with ASHRAE, LEED, project specifications, and client-specific standards.
• Review construction documents, specifications, IFC drawings, sequences of operations, and design documentation to verify design intent and ensure adequate testing coverage.
• Lead and perform installation verification and field inspections of mechanical systems, ensuring equipment is installed correctly and complies with applicable codes, specifications, and design requirements.
• Lead Mechanical Operational Acceptance Testing (OAT) and Functional Acceptance Testing (FAT) to verify equipment and systems operate in accordance with approved sequences and project requirements.
• Complete and issue Green Tag certifications upon successful completion of applicable commissioning activities.
• Participate in Integrated Systems Testing (IST) to validate interaction between mechanical systems and other facility systems and confirm proper operation under integrated conditions.
• Support load testing, sequence validation, controls verification, and other performance testing activities as required.
• Identify, document, track, and resolve commissioning deficiencies and corrective actions throughout the project lifecycle.
• Maintain accurate commissioning records and project documentation using CxAlloy, Procore, and other project management or commissioning platforms.
• Prepare clear and comprehensive commissioning documentation, including test reports, checklists, deficiency logs, Non-Conformance Logs (NCLs), and owner turnover packages.
• Coordinate closely with MEP inspectors, construction teams, vendors, subcontractors, controls teams, engineering teams, and facility operations personnel to ensure commissioning activities remain on schedule and systems are ready for operation.
• Lead commissioning meetings, communicate project status, and provide updates on testing progress, deficiencies, and outstanding corrective actions.
• Support the development and execution of commissioning schedules and coordinate testing activities with construction and project milestones.
• Lead training sessions for facility operations teams to ensure proper understanding of mechanical systems, operating procedures, and system functionality.
• Support post-occupancy commissioning, system optimization reviews, troubleshooting, and resolution of operational issues.
• Assist with LEED commissioning documentation and other client-required closeout documentation.
• Promote a strong culture of safety, quality, accountability, and teamwork throughout all commissioning activities.
• Any other duties or responsibilities that may be assigned to you in your role.

Skills Required:

• 3+ years of experience in mechanical commissioning, preferably within a semiconductor environment.
• Strong understanding of mechanical commissioning processes, testing methodologies, and system verification.
• Ability to read and interpret IFC drawings, construction documents, specifications, and sequences of operations.
• Experience with commissioning documentation, deficiency tracking, and project closeout processes.
• Strong communication and coordination skills with contractors, vendors, engineers, inspectors, and facility operations teams.
• Ability to work independently, lead field activities, and manage multiple commissioning priorities in a fast-paced project environment.
• Strong attention to detail and commitment to safety, quality, and accurate documentation.

This position is initially assigned to a project through December 2026, with the potential opportunity to transfer to another LotusWorks project based on performance, project needs, and business requirements.

Education / Licenses / Certifications:

• High school diploma or equivalent preferred.
• BCxA certification - Certified Commissioning Professional (CCP), QCxP or BCxP certification highly regarded & preferred.
• OSHA 30-Hour Safety Certification is required.
• Proof of education, licenses, and certifications will be required where applicable.

The pay range shown reflects the minimum and maximum hourly rates the company may offer for this position. The final rate will depend on factors such as skills, experience, and qualifications.

Hourly Rate

$55—$80 USD

Eligibility for per diem is determined by company policy and is applicable only under specific circumstances, based on job location and travel requirements.

Monthly Per Diem

$4,000—$4,000 USD
