We tailor our approach to the needs of each asset and the goals of each partner and find opportunity in complex challenges.\nActive Project\nThe Carina, a 408-unit multifamily podium project including five levels of Type-III construction over three levels of Type-I above grade parking and apartment liner units over one level of subterranean parking. Upon completion of construction, prepare the project close-out documentation, lead warranty response and operational coordination.\nPotential Projects\nPotential projects include the following. Experience in these product types is desirable.\nMainPlace Master Developer Work including design and construction of the East Plaza \nAdditional mixed-use development opportunities consistent with Lowe’s Retail ReVision strategy \nResponsibilities\nEssential Responsibilities \nSupport the Senior Project Manager by performing assigned responsibilities.\nPerform oversight and coordination of the general contractor to facilitate implementation of the Project in conformance with the established objectives and commitments.\nAssist with the design of the project by participating in design meetings and client/end user coordination meetings, and promptly issuing minutes, documenting decision, directions, action items and due dates.\nCoordinate and manage project activities with all internal and external stakeholders.\nAssist with the permitting process to obtain all necessary construction permits in accordance with the project schedule\nAssist with management of the Architect, Consultants and General Contractor’s performance of the work during the pre-construction and construction phases in accordance with the project schedule.\nEnsure general contractor’s compliance with local OSHA requirements.\nAssist the Senior Project Manager with project finances including budgets, forecasts, requisitions, value engineering, pay applications, disbursements, change orders and requests for additional services.\nAssist with preparation and updating of the project development schedule and monitor and evaluate the contractor’s construction schedule.\nAssist in the selection of the project Architects, Consultants and General Contractors through preparation and management of an RFQ/RFP process including bid evaluations, scope review, and contracting negotiations.\nManagement of project logs, record keeping, and reporting through project completion\nPrepare monthly and quarterly financial and progress update reports\nLead construction commissioning and transition to property operations team\nLead proper documentation and delivery of project close out requirements including warranties, operations and maintenance manuals, as built drawings, final completion of punch lists, final releases of liens, and exoneration of bonds.\nOther Responsibilities \nProvide due diligence, entitlement, design, and construction management support on new business pursuits.\nSupport Orange County’s development team in the planning and implementation of future development opportunities.\nSupport the development team with transactional activities and preparation of documentation as required by purchase, ownership, lender, lease, or other similar agreements.\nKnowledge/Skills:\nProject management, design, and construction management experience with multi-family projects of Type III or Type V construction in wrap or podium configurations\nAbility to manage high-quality relationships with current and prospective institutional clients and partners, vendors and consultants, and other members of the business community in accordance with Lowe’s mission statement and core values\nExcellent written and oral communication capabilities which demonstrate appropriate interpersonal and team-building skills in interfacing with internal and external clients, consultants and public/private relationships.\nAbility and willingness to think and act strategically with focus on Lowe profitability and risk mitigation\nExperience with the full cycle of the vertical construction process, including planning, design, permitting, contracting and construction of significant new construction projects.\nAbility to analyze documents, review construction drawings, manage construction budgets and cash flow and schedules related to development projects\nAbility to function independently and accept direction from other members of the development and construction management team as necessary per the guidance of the Senior VP.\nAbility to prioritize and handle multiple tasks while meeting established deadlines.\nSuperior knowledge of MS Excel and Word, and MS Project; experience with Yardi Elevate and SmartPM is desirable\nQualifications\nBachelor’s degree in construction management, architecture, civil engineering or equivalent work experience\n5-10 years of experience working in construction management involving estimating, budgeting, scheduling, on-site management, and contracting.\nExceptionally strong quantitative and analytical skills.\nAccreditation as a LEED AP, or experience with LEED certified projects is highly desirable.\nCompensation: $145,000 - 170,000, plus 15% annual bonus eligibility.
