Working towards a Level 2 Property Maintenance Operative Apprenticeship, the apprentice will develop practical skills across a range of property maintenance disciplines including fault finding, repairs, preventative maintenance, painting and decorating, basic plumbing, carpentry and general building maintenance.\nJob Context:\nThe Apprentice Maintenance Assistant is an entry-level role designed to develop the knowledge, skills and behaviours required to become a competent Property Maintenance Operative. Working alongside experienced members of the Maintenance Team, the apprentice will gain hand-on experience in the maintenance, repair and improvement of Lucy Properties residential rental portfolio.\nThe role supports both planned preventative maintenance and responsive repair activities, helping to ensure properties are maintained in a safe, compliant and cost-effective manner. The apprentice will learn how building systems operate, including basic electrical, plumbing and safety systems, and will develop the ability to diagnose faults, carry out minor repairs and contribute to maintaining high levels of customer satisfaction.\nThe role combines workplace learning with formal college attendance and off the job training requirements as part of the Level 2 Property Maintenance Operative Apprenticeship programme.\nJob Dimensions:\nLucy Group Ltd is a private company with interests in property and manufacturing. The property division has been in existence for over 50 years and is one of the largest private landlords in Oxford, providing homes for over 700 tenants in over 300 properties. The business owns, lets and manages its own housing stock.\nThis role will predominantly be based at our head office in Oxford and reports to the Maintenance Manager.\nKey Accountabilities:\nAssist with the delivery of property maintenance activities across the Lucy Properties portfolio\nSupport planned preventative maintenance programmes and reactive repair works.\nCarry out routine inspections of buildings, fixtures and equipment, reporting defects and maintenance requirements.\nAssist in fault finding and diagnosing maintenance issues under supervision. \nUndertake minor repairs and refurbishment works including:- Basic plumbing and drainage repairs\n- Painting and decorating\n- Minor carpentry & Joinery repairs\n- Basic plastering, tiling and flooring repairs\n- General building fabric maintenance \n\nUse tools, equipment and materials safely and in accordance with training and company procedures.\nMaintain accurate records of maintenance activities using digital systems and job management software.\nSupport external contractors and work colleagues during maintenance projects and property improvements.\nEnsure work areas are left clean, safe and tidy and that waste materials are disposed of appropriately.\nFollow all company policies, health and safety procedures and statutory requirements.\nAttend college training, complete apprenticeship coursework and maintain evidence required.\nDeliver a professional and customer-focused service when interacting with tenants, contractors and colleagues. \nParticipate in team meetings and contribute to continuous improvement initiatives.\nQualifications, Skills & Experience:\nEssential\nA genuine interest in property maintenance, construction, facilities management or building services.\nWillingness to learn practical maintenance skills and complete Level 2 Property Maintenance Operative Apprenticeship.\nGood communication and teamwork skills.\nBasic IT skills and willingness to use digital systems.\nAbility to follow instructions, procedures and health and safety requirements. \nPositive attitude towards providing excellent customer service. \nReliable, punctual, and motivated attitude.\nDesirable\nGCSEs (or equivalent) in Maths and English.\nBasic understanding of tools and maintenance/construction activities.\nPrevious work experience, volunteering or practical projects\nFull UK driving license or willingness to work towards obtaining one.\nBehavioural Competencies\nWilling to learn and develop new skills.\nTakes responsibility for their work and sees tasks through to completion.\nProvides good customer service and maintains a positive attitude.\nAttention to detail.\nGood problem-solving skills.\nWorks will with others and treats property with respect.\nAbility to work independently and as part of a team.\nResponsibilities:\n1) Facilities Management: Report any problems or issues with facilities.\n2) Customer Service: Carry out standard customer service activities and handle simple customer inquiries.\n3) Inventory: Perform basic inventory-control tasks and checks on quantities, quality, and availability against records, following established inventory-control procedures.\n4) Administration: Conduct data entry into company systems, and file information using established procedures to ensure information is accurate and accessible.\n5) Work Scheduling and Allocation: Work according to an assigned schedule.\n6) Document Preparation: Input content into standard templates.
