As a Floating Maintenance Manager, you are key in keeping our properties to the high standards our residents come to expect from living at Bell. This position does not have a single designated worksite. Instead, this position is expected to travel between and perform work at multiple properties within a designated market or region.As a Floating Maintenance Manager with Bell, you will oversee interior and exterior maintenance, repairs, and grounds for the beauty, safety, security, and well-being of multiple assigned properties within the position’s designated market or region. Your responsibilities will include recruiting, hiring, training, and supervising all maintenance associates and conduct regular performance appraisals. You will also provide feedback to associates with the assistance of the Community Manager.\nWhat we can offer you:\nOpportunities for career growth \nTotal rewards benefits package \nFamily health insurance, 401(k) match, Vacation, Personal Days, and Sick time \nCustomized training programs \nAssociate referral bonus plan \nDiverse, equitable, and inclusive work environment \nA culture that empowers you to make a difference \nWhat you’ll do to make a difference:\nEnsure that the community and its grounds are in good repair and provide a safe and attractive environment for residents through regular inspection \nMaintain grounds, and coordinate lawn service and other outdoor grounds service from approved vendors as needed \nSet up and maintain the Community Compliance Manual for the community according to specifications \nRespond to all repair requests and maintenance concerns from residents and staff \nPrepare apartments for new residents \nEnsure proper removal and disposal of trash \nEnsure that all maintenance items are kept in a safe area to prevent injuries \nAttend regular meetings/training programs and follow all safety/OSHA requirements \nMaintain availability to residents, management, and staff on a regular predictable basis \nWhat you bring to our team:\nUnderstanding of and alignment with Bell Core Values \nHigh School degree or equivalent required \n2-5 years of previous maintenance experience in multi-family housing preferred \nPersonnel supervisory experience \nEPA 608 Type I and Type II certifications, along with a current Certified Pool Operator (CPO) certification, is required \nUnderstanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems \nProficiency in computer skills such as Ops Technology, e-mail \nExcellent oral and written communication skills \nAvailability to work weekdays, evenings, and weekends \nRegular attendance and punctuality \nPhysical requirements of the job:\nWalking, bending, reaching, climbing, and lifting to 80 lbs.\nAbility to work with mechanical and electrical equipment, as well as hazardous materials\nMust be comfortable with heights and moving heavy objects\nCompensation Range\nAnnual Salary: $85,000.00 - $95,000.00Incentive compensation opportunities are available and are performance based.\nAbout Bell Partners\nOur purpose at Bell Partners is to create communities our residents are proud to call home.
